    *No Smoking Indoors: £500 Fine
    Strict no-smoking policy inside the property. If smoking is detected, a £500 charge will be applied via Airbnb to cover deep cleaning and damage.

    *Noise & Air Monitoring in Place
    Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.

    *Stays Over 10 Nights
    Additional housekeeping is required for an extra fee.

    *Online Check-In Required
    To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.

    *Check-In/Out Policy
    Early check-in: £20/hour before stated time (if not pre-approved)
    Late check-out (after 10AM): £20/hour

    *Security Deposit OR Damage Waiver
    We require either:
    A refundable security deposit of £250, OR
    A non-refundable damage waiver of £39
