Peckham House with garden London - Pass the Keys
About this space This modern, light-filled, two bedroom house, is positioned on a quiet tree-lined street. The house has spacious living areas, with vivid color pops and bespoke joinery. At the rear sits a small, private fenced garden, accessed via fold back doors. A short 8 min walk to Peckham Rye Station, with links to Central London-London Bridge(in 10min) or Blackfriars(in 15 min). Locally are both the independent shops and bars of vibrant, characterful Peckham Rye and the eateries and cafes of trendy Bellenden Road.
The space Set within a peaceful road, the entrance of the property leads into a bright lobby area with storage space for shoes on the left and an adjacent office/study area to the right. Painted in a mood boosting yellow and including a desk, lamp, office chair and sliding doors for privacy - this is an inviting working from home area.
The house has clean architectural lines and a neutral palette throughout, saved for striking primary colors, in surprise places. The house is dual aspect in orientation, allowing natural light to pour in throughout the day.
An impressive open-plan kitchen, living and dining room sits at the rear of the house, leading directly out to the private garden. This 'heart of the house' includes a well equipped kitchen area, with large kitchen island and stools creating a wonderfully sociable space along with plentiful kitchen surfaces making this a delightful area to cook and eat together. The dining area has a table and seating for 4 guests. The sitting room area is comfortable with a large sofa and armchair. There is a Samsung Smart TV with Soundbar and a record player to enjoy. Skylights above exposed white beams, and sliding glazed doors at the rear, ensure natural light pours in.
The spacious shower room on this ground floor includes a large, walk-in shower, basin and WC. There are storage areas both next to the basin and in the sky and cobalt blue under-basin storage cupboards.
A bespoke wooden staircase leads up to two spacious bedrooms and an additional first floor bathroom.
The main bedroom is a tranquil king bed room that is light and airy, with bedside tables and a luxurious rug under foot. It is at the rear of the property overlooking the treetops and gardens beyond. The full-height oak wardrobes offer ample storage.
The second bedroom has a Double bed, side tables and lamps, woven rug and full height wardrobes. Above, exposed beams add height to the room. This room is at the front of the property with views over Howden street.
The bathroom has been finished to a high standard and includes a bath with over-bath shower, basin and WC with flashes of uplifting yellow on the storage cupboards.
The private and peaceful garden is mostly laid to artificial grass, with a paved section to the right side that leads to a side return and a second entrance to the kitchen.
You will have access to the entire house during your stay other than a first floor, locked, room containing our personal belongings. Due to travel, - we won't be around in person, however, a remote self-check-in gives flexibility for arrivals, after 3pm. Our property management company, Pass the Keys®, is on hand to provide 24/7 guest support should you need any assistance during your stay.
The house is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Each guest will receive one hand towel and one shower towel to use for the stay.
There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during your stay are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there are various supermarkets and convenience stores on Rye Lane including a large Morrison's Supermarket approximately a 15minute walk or a 5minute drive away.
Other things to note Please note that personal log-ins are required for the Samsung Smart TV Apps.

Our home is within a quiet residential road. Please respect our home and neighbours by keeping the noise down. No loud noise after 10pm. Strictly no parties!
No smoking or vaping please.
Indoor shoes/slippers only please. Please use the table mats, coasters and heat proof mats to protect our furniture and worksurfaces.
Please note - As this is our home, there may be some of our belongings around the house during your stay. There will still be plenty of storage space within the bedroom wardrobes for guest items.
For every stay longer than 14days there will be linen changes required (on the 14th day, 28th day 42nd day etc). There will be an additional charge for this service of £80 (inclusive of VAT) for each change.
When leaving the property please make sure you close all windows and lock the doors. Please note there is a £100 charge for lost keys due to required lock replacement, so please be careful with them. Many thanks

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property. Pets - not allowed Smoking - not allowed
