Under the Sea Villa is ready to welcome you and your family to our well-appointed 5 bed/ 5 bath pool villa in the luxurious Windsor Hills gated community, just 2 miles from Disney property and close to shopping and amenities. We have everything you need for a magical vacation!
FIVE BEDROOMS
Each bedroom has its own dedicated bathroom, making multi-family and generational trips a breeze with enough privacy and shower space to get everyone ready for the day. There are two master King suites on the lower floor, as well as one Queen suite. Upstairs is a second Queen room and a space for the kids in our Little Mermaid themed room with a Twin bed, Twin bunks and a Twin trundle. All bedrooms have a ceiling fan so you can sleep comfortably at night.
POOL/ SPA
Unwind after a long day at the parks in your own private pool and spa with complementary heat. The property is graded up from the rear neighbors so that you will have privacy behind you. Or, you could always watch a movie in the converted theater room with comfy recliners arranged in stadium seating.
KITCHEN
Our newly-redone kitchen (2021) features a beautiful gourmet Quartz countertop and stylish new black stainless steel, energy-efficient appliances. It is well-appointed with everything you need to prepare meals for the family and the pass-through window with open concept lets you keep an eye on the rest of the house.


WINDSOR HILLS COMMUNITY
While you’re here, take full advantage of the Windsor Hills community zero depth-entry pool, kid splash play area, water slides, 48 seat private movie theater, sundries shop, fitness center, and arcade all included in your stay. The largest of the three community playgrounds is only a five minute walk away and is perfect for the kids to burn off energy! The resort also features tennis, basketball and sand volleyball courts, and putting greens. You will feel more than secure in this gated community with a 24/7 manned guard gate.


Home layout:
First floor: fully equipped kitchen with breakfast nook (seats 6), dining room (seats 8), living room, 2 King masters with ensuite bathrooms and walk-in closets, Queen master, theater room, outdoor pool and spa
Second floor: Queen master, Kid room with twin over twin bunk bed, trundle, and twin. Please note, our home can comfortably sleep 10 adults. The sizes of the mattresses on the top bunk and trundle are more suitable for children.


Amenities include:
Full washer and dryer and ironing facilities
Equipped kitchen with stainless fridge, stove/ oven, dishwasher and small appliances: coffee makers (pot and Keurig), electric kettle, toaster, blender, electric skillet
Baby supplies: high chair, pack and play, umbrella stroller, double stroller
All linens as well as pool towels provided
Note: This is a self-catering home. Guests will need to provide any tissue, toilet tissue, paper towels, garbage bags, and dishwashing and laundry soap they will need beyond what is provided in a complementary starter pack.

House rules:
• No house parties allowed, per HOA rules. Community quiet hours are from 11pm-7am and are strictly enforced
• 3 cars maximum allowed per stay, per HOA rules
• By booking, you agree to abide by all rules in the Rental Agreement. 


Payment terms:
• Cleaning fee - $200 per booking
• 50% down payment is required within 48 hours of booking to hold the reservation. The remaining 50% is due 30 days before arrival.



Security deposit:
You are required to submit a $500 damage deposit which will be returned to you within 10 days after checkout and upon confirmation that no damage was found.


Cancellation policy:
• Over 60 days prior to arrival: full refund less $200 cancellation fee
• 31-60 days prior to arrival: forfeiture of 50% down payment
• 30 days prior to arrival: no refund
