The Space:

The scent of a sizzling BBQ mingles with the warm Kissimmee breeze, and plans for another Disney‑filled day begin to take shape. Inside, two living areas and a game room promise space for both quiet moments and lively competition, while central air keeps the home comfortable year‑round. Here, a large group can spread out, reconnect, and enjoy a seamless flow between indoor fun and relaxed afternoons by the private pool.



Sleeping arrangements

- Downstairs: one king bedroom, one bedroom with two queen beds and a crib.

- Upstairs: additional king bedrooms, themed rooms with bunk beds and twin beds, and rooms with full and twin beds. In total the villa offers nine bedrooms, seventeen beds, and six bathrooms, comfortably sleeping sixteen or more guests.



Kitchen & dining

The full kitchen provides generous prep space, a coffee maker, and everything needed for shared meals. Indoor dining areas seat the whole group, and an open flow between the kitchen and living spaces keeps conversation lively while you cook.



Outdoor living

Step onto the patio to find a private pool and hot tub surrounded by ample seating, perfect for Florida’s warm days and relaxed evenings. A BBQ grill is ready for casual outdoor meals, and beach essentials are supplied for day trips to the coast.



Entertainment & amenities

The dedicated game room features a pool table, additional games, and consoles for friendly competition. TVs are placed throughout the home for movie nights. Practical touches include a washer and dryer, bathroom essentials, and self check‑in with a smart lock for easy arrival.



Resort access & location

Located in the Windsor at Westside community, you gain access to a clubhouse, fitness center, water park, lazy river, sports courts, and on‑site dining options. Disney World lies about 20‑25 minutes away, with SeaWorld and Universal Studios also within easy driving distance, making theme‑park adventures simple and convenient.

The Neighborhood:

An ultimate Family Resort near Disney and other World-Class Attractions. Windsor at Westside is an amazing and sought after community. Expect first-class amenities, some of the best in town! The property is just a couple minutes walking distance to the clubhouse.



Including all the amenities that make resort-living superb, Windsor at Westside Resort will include a huge resort-style pool, a lazy river, water slides, a separate splash pool, a hot tub, volleyball court, basketball court, BBQ & Picnic area, and, a huge clubhouse with arcades, Bar & Lounge, and more. In the immediate area outside the resort, you will find ample shopping, dining, and entertainment. And only a short drive further you’ll find all the attractions Orlando is known for, Disney being very near.



Located off state road 192 and US 27, and near I-4, just ten miles from Disney World, Animal Kingdom, and Orlando’s world-famous attractions.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that washes into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.



We value safety and privacy and that's why we would like to mention we have cameras outside for security purposes, none of them pointing to the pool area.
