The Space:

Morning light spills across the living room as you stretch, the quiet hum of the air conditioner keeping the space cool. After a day of theme‑park thrills, you step onto the patio and feel the warm water of the heated pool against your skin. The fenced yard offers a safe place for kids to run while you unwind under the Florida sky. Evenings settle gently, and the house feels like a calm retreat after the excitement of Orlando’s attractions.



Sleeping arrangements

The home sleeps up to 10 guests across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom with a shared bathroom, and a master bedroom with its own private bathroom. Upstairs hold two additional bedrooms and another shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a comfortable night’s rest.



Outdoor living

A fully fenced backyard surrounds a private heated pool, inviting you to swim any time of year. An outdoor dining table and a charcoal BBQ grill make it easy to enjoy meals al fresco. The open grassy area gives children space to play safely while you relax in the shade.



Kitchen & dining

A full kitchen is equipped with a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher. Cooking basics are supplied, and a breakfast nook plus a separate dining area create inviting spots for shared meals.



Living spaces & amenities

The large living area offers comfortable seating for movie nights, a TV, and a themed room for extra fun. Central air conditioning and central heating keep the temperature just right. An in‑unit washer and dryer add convenience for longer stays. Family‑ready touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys.



Neighborhood

Located in the Lake Berkley community, you have access to a shared gym, a community pool, and lakes with walking paths, picnic spots, and wildlife viewing. Fishing and open‑space relaxation are just steps away, and the gated entrance provides easy coming and going.



Perfect for

Guests seeking easy access to Disney World, SeaWorld, and Universal Studios will appreciate the short drive, as will those who want quick routes to Hwy 192, Walmart, Medieval Times, and a variety of restaurants. Free on‑site parking, additional street parking, Wi‑Fi, and self‑check‑in with a keypad make arrival and departure smooth.



Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
