Large Penthouse in both lagoon and beach in the hotel zone!

One of the best locations in Cancun Hotel Zone with an amazing view of the lagoon canals just across the street from the beach!

My condo has 3 bedrooms 2 bathrooms and a fully equipped Kitchen. Also fast WIFI, Pool, TV, etc. From here you can walk to the beach, which is just across the street go to restaurants, shops, water activities, pretty much all the tours and it is super close to Cancun's nightlife!

We booked this accommodation many months prior to our intended stay and pre-paid at the designated time as requested. 72 hours prior to our scheduled check-in, having heard nothing from our host, we began reaching out to request exact location and check-in instructions. No response. Reached out 48 hrs before. Still no response. We reached out to VRBO who advised their protocol is for the host to reach out 24 hrs prior to check-in, so we indicated we would continue to wait while they reached out to the host on our behalf. They confirmed they had reached her and that we would hear from her within 2 hours. That never happened. At 8pm the night prior to our scheduled check-in we had still heard nothing. At risk of being stranded in a foreign country with no place to stay, we finally set about to find and secure other arrangements and notified VRBO accordingly. The host NEVER communicated with us until 3:02pm THE DAY OF CHECK-IN with simply, "Sorry. The apartment not available. I will refund your money." We were fortunate to have found another place to stay at the last minute!! I am confident VRBO will make us whole, but buyer beware of this host due to lack of communication and failure to honor our reservation.

Was not the condo that was advertised..very moldy smell..had to go look for another place..said he would reimburse us..never did..but VRBO DID REIMBURSE..VERY HAPPY WITH THEM

This is a very large condominium for the price, with 3 bedrooms and 2 bathrooms. It is in a gated property with security guard so very safe, though to be honest the whole area and Cancun in general felt completely safe. Some people have complained about not enough hot water, but it is a small tank, and will reheat pretty quick after you use the hot water in it. We didn't have an issue, just need to wait a few minutes after turning the shower on for the hot water and water pressure to kick in. The condo grounds were nice, a huge pool with lots of lounge chairs and a covered area. The rear of the property has a small dock on a waterway for boats, but there is no beach and you wouldn't want to swim there. There are 2 restaraunts next door and a small mini-mart. Across the busy Kukulkan blvd there is a small public beach, the swimming area is tiny though. You can also catch the Xcaret ferry to Isla Mujeres there also. Otherwise, not much to do in easy walking distance, there is bus service but I'd recommend a rental car, plenty of parking in the secure lot. Overall, while this isn't luxurious like an all-inclusive resort, it is very affordable, has a lit of space, and serves as a great place from which to go out and explore the surrounding areas. I will say Cancun felt a bit far from many the places we wanted to visit (ruins, cenotes, eco-parks), Playa del Carmen might have been more central.

Lovely but basic

The condo was very clean and Julio was very easy to communicate with. He answered his messages very quickly and was very accommodating with our check in and check out time. The pool is very nice and the grounds are well kept. The lounge chairs by the pool are pretty uncomfortable, but that seems like a silly thing to complain about. There is no laundry in the building (it never said there was), so we could have used more towels. There was 3 adults and 2 kids in our group for a week long stay and we each got one shower towel and one beach towel. We made it work, but it would have been nice to have more. There was also no kitchen towels. Nothing to wipe the counters or dry your hands in the kitchen. The kitchen could also be better stocked. There was not enough dishes or cutlery for us all to eat in for a meal if we wanted. There was also no coffee pot. That was probably the biggest disapointment. I gave this condo a 3 star review, but with a few improvements it would be really great!

Extended stay

We booked a stay to extend our time in Mexico after a business trip. We had some issues with the AC, but they sent someone out to fix it. Overall it was pretty good!

Annual Family Vacation

The property had ample space for our family. Restuarants, Convenience stores and the Beach were within walking distance. Recommend you rent a car. The young adults enjoyed Jet Skiing.
