The heart of Mimosa House is the cosy lounge room, where a stunning gas log fireplace casts a warm, welcoming glow. This inviting space is perfect for curling up with a book, enjoying music, or watching movies and sports on the widescreen TV. The lounge opens onto a charming undercover deck. At the same time, the second living room, adjacent to the dining area, boasts stacker doors that connect seamlessly to the garden, enhancing the indoor-outdoor living experience.
The open-plan gourmet kitchen is a chefs dream, equipped with top-of-the-line appliances, an espresso coffee machine, and all the essentials for preparing delicious meals. The adjacent formal dining room, seating 10 and featuring fine china, is ideal for hosting elegant dinners and festive gatherings.
Each of the 4 double bedrooms is designed for restful nights, featuring queen beds, electric blankets, and built-in wardrobes. A sofa bed in the second living room provides extra flexibility for additional accommodation.
The property includes 3 bathrooms: the main bathroom, with a luxurious large bath for two; an ensuite bathroom for added convenience; and a third bathroom accessible via the laundry, complete with a walk-in shower, toilet, basin, and heater.
To ensure comfort throughout the year, Mimosa House is equipped with reverse cycle air-conditioning, ceiling fans in all bedrooms, and additional heaters. The gas log fireplace adds extra warmth during chilly winter nights.
The outdoor areas at Mimosa House are designed for relaxation and enjoyment. The large double-level deck features an outdoor table for 8, a spacious L-shaped lounge, deck chairs, and a Webber BBQ. The beautifully landscaped backyard, reminiscent of a meandering secret garden, includes a fire pit, fish pond, pergola, and multiple seating areas. Here, you can bask in the sunshine by day and enjoy the twinkling solar lights by night, all while observing local bird life around the feeder and sipping your favourite drink.
The charming village of Mt Victoria is just a 50-metre walk away, offering a selection of cafes, restaurants, and antique shops. For a nostalgic cinema experience, Mt Vic Flicks is a mere 60 metres down the road. Explore the nearby walking tracks and bike trails in the Blue Mountains National Park, including scenic spots like Mt Piddington and Pulpit Rock. Beautiful Govetts Leap, Evans Lookout, Perrys Lookdown, and Echo Point in Katoomba are also easily accessible. LOWER GROUND FLOOR: 2 steps into kitchen, dining, and second lounge, 2 steps into garden.
FEES
The base tariff includes 4 people; extra guests incur an additional fee per person, per night.
Pet Fees are $40 per pet, per night, payable separately after booking.
Electric car charging is $20 per use, payable separately after booking.
PETS
Pets incur a fee of $40 per pet, per night, in addition to the reservation cost.
Please inform us if you plan to bring pets; a payment request will follow.
Pets are not permitted on furniture, beds, or linens.
Bring your pets own bedding, bowls, and poo bags.
Clean up after your pet and ensure they do not damage property or disturb neighbours.
A $60 charge will apply for any excrement left behind.
Fines will be imposed for any breaches of these terms.
ELECTRIC CAR CHARGING FEE
Please advise if you intend to use the house electricity to charge your electric car.
There is a fee of $20 per charge, which is charged separately.
Kindly inform us of the number of times you plan to charge your car during your stay.
There is no dedicated EV port at the property.
Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.
CLEANING FEE
The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.
TELEVISION
Live free-to-air channels are not available.
On-demand channels and streaming apps can be accessed through Google Streamer 4K using your accounts.
9PM OUTDOOR NOISE RESTRICTION CURFEW
For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY
This property is exclusively for registered guests.
It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY
We enforce a strict no-party and no-noise disruption policy.
As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY
Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
Agreement: By making payments, you agree to our terms and conditions.
Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
