The Space:

Luxury Condominiums on the Ocean's Edge! Units feature Ocean side balconies, large central Living Areas. The Kitchen/Dining/Living room open to the balcony via floor-to-ceiling sliding glass doors. A cozy table & chairs are included on the balcony to enjoy a view of the Atlantic Ocean. Amenities include elevators & 2 oceanside pools (open April through October), which are popular w/ kids both young & old. Conveniently located in the heart of it all ~ walk to the shops by day, or to the restaurants & bars at night.



This condo is centrally located and within walking distance to plenty of restaurants such as Loggerhead's Beach Grill, Taco Boy, The Crab Shack, Rita's Seaside Grille, and more! Walk to the shops by day, or to the restaurants and bars at night. Sign up at the local rental shops for surfing or paddleboard lessons. The Folly Beach Fishing Pier is for more than just fishing and is only half a mile away. There you can find a full-service restaurant that offers inside or outside dining with panoramic views of the Atlantic Ocean. Head less than half a mile north and you'll find the peaceful Folly River Park where you can take in views of the marsh and the river, sit down and have a memorable picnic and play. A short 11.7-mile drive will take you to downtown Charleston where you will enjoy shopping, fine dining, and local historic tours.

Family Vacation

We received the wrong code to open the door and was stuck outside for an hour in 100 degree heat, the fridge wasn't cooling properly and after not hearing back from the property manager my husband fixed it. The condo was not very clean upon checking in with cob webs over several lamps. The location is amazing and we liked the pools a lot. The condo could be much nicer for the rate they charge but it was adequate. Will definitely visit Folly again!

Great Location - 5-Star Potential without management company!!

Overall, it was a great stay! Worst part is working with a management team, instead of the owner! The E-lock code given to us to get into the condo didn’t work! The customer service number was like in Oregon for our place in Folly Beach, SC. They changed the code electronically over the phone twice and it still didn’t work. I was cut off twice and had to call back. We waited outside for over an hour with all our luggage on the front porch. Finally, I called again and got someone who could give me a code to the master lockbox to get an actual physical key to the unit. We still didn’t have a way for everyone to get in without using one key for six people until late afternoon the next day, which is not acceptable. When someone local finally did come, he was not told of all the issues. He was only told about the kitchen clock not working. Luckily, we were there at the time he arrived and told him about the e-lock not working, which was the most important thing. He told us there were issues with the locks and the company knew it. So the local maintenance man is the one who gave us HIS code to get into the unit for the rest of the vacation.The condo could use some TLC. It seems they are doing some renovations. The mattresses need to be changed out. There is some mold in the master suite. There just needs to be a lot more attention to detail. We also had to walk through a puddle of water 3 of 5 days to get in the front door because water had drained there….ran out of space

Great location for beach lovers!

We stayed in July of 24 with our extended family and had a great time. Folly is a little beach bum town in the best way. There were no crowds at restaurants and no party scenes like other beach towns we’ve been to. The condo itself was exactly what we needed for our group. The pool is very underwhelming, which is what made me realize this is a beach lover’s town. It wasn’t an issue, but an adjustment for our kids who prefer the pool. The freezer does not have an ice maker (only 2 ice trays) which was not ideal for taking coolers to the beach, which was our groups biggest issue. Overall, great unit and wonderful town with just what you need!

Great Place

Oceanfront Villas is our go to place for summer vacations! This unit was very clean. Lovely view. We enjoyed being on the first floor this year. Will definitely be staying here again.

Wonderful getaway

Great location, ocean is out the patio. The place was clean and decorated nicely. All the necessities were there, plus some. Easy walk to restaurants and stores. Short drive into Charleston for sightseeing. Not owners issue but they were "making beach" so 24x7 bulldozer work. Noise not bad while sleeping. Next time bigger beach.

Folly Beach Vacation

This was a great property. We really enjoyed our stay. The only issue was with the maintenance. The slider door handle broke on the first day. I reported it and the person who was coming to fix the vent in the master bath fixed the door handle. The vent was the wrong size. A couple of days later the handle totally broke off. I reported it and they said they would put in for it to be fixed. We never saw another maintenance person for the remainder of the stay. So we had no door handle which made it difficult to open the door to get on the balcony and also there was a big hole in the bathroom ceiling our entire stay. Other than that we loved it.

Great place to stay, bring your own coffeepot

We loved everything about this rental except the coffee maker. The coffee maker in this unit leaked terribly causing coffee to go all over the counter. We ended up purchasing a cheap coffee maker to use during our stay. The unit was clean and right on the beach and we could walk to great places to eat in Folly. It was was 22 minutes to downtown Charleston for sightseeing. I would stay here again but I’m bringing my coffee maker!

Family Spring Break

Nice layout with plenty of room for our family. Clean and supplied with basics to get us started. Property does need some updating and general maintenance but was certainly adequate for our needs. Great beach. Nice parking garage. Elevator. Good restaurants within close walking distance.

Very nice

Very clean. 2 bathroom with very nice showers and updates. 3 rd bathroom needs updates. Patio slide doors are hard to close. Beautiful ocean view but no beach access we could find.

This property was very dirty . I can not believe that you can rent a place that has not been properly cleaned . There was also mold in the bathrooms and the floors made our feet black. I also do not feel that duct tape is how you should fix things in a rental . We will not be back .

That view!

The view from any beachside balcony wins you over. If you enjoy listening or watching the ocean, you can’t do much better. The building itself didn’t impress me and needs some upkeep. But I would come back again to sit and listen to the ocean waves.

Condo #110 review

The unit had several unclean areas and the master bath had a clogged sink and bad smell. There was all kinds of stale food in between the sofa cushions including a dirty q-tip, popcorn, paper, crumbs etc etc…pretty gross. The king bed in master squeaked loud….the king sheets were put on inside out and crooked..we had to redo them. The floors had sticky spots. The sliding glass doors have stick masking tape all over them which looks horrible. I have pictures of all these conditions which I will be happy to submit. Will definitely Not stay there again or recommend to anyone.

Wonderful spot for our adventure!

We visited Folly for a wedding weekend and this was a perfectly located spot for the group. We visited the local food spots and were able to walked to several friends and the wedding venue. As far as the property my elderly family were very cold in the entry-area bedrooms. I would suggest space heaters or extra blankets which they were unable to find. I also wish there were coffee filters so I didn't have to buy a whole pack (which I did give the extras to a wedding guest to use at work). Overall I loved the condo and would stay again!

Folley 2021

The property is looking a little run down. We stayed here last year and you can see what a difference a year makes, The elevators were the most problem. Between the two they were off and on all week and when we went to check out they did not work.

We have been coming to Folly Beach since 2010. Love the island.

I love staying in these condos. Great location. I did feel that this condo needs a few improvements. Master bed on wooden blocks. Master comforter, couches and couch pillows seemed a little dirty. I am sure it’s difficult to keep clean at the beach with renters. Ceiling in master by vent dirty. HVAC guy came while we were there and mentioned unit needing cleaning and maybe that’s why ceiling dirty?

Great family getaway

Wonderful location and rental for family vacation. Within walking distance to many restaurants and direct access to the beach. Cute park nearby for a change of pace with kiddos. The unit was clean and well stocked for our week long stay. Love the extra bonus of beach chairs and sand toys available in this specific unit. Would definitely return!
