There is BBQ area looking over the open garden and backyard which leads to the walking track. There is balcony’s upstairs and upstairs with views of the garden.

There is a spacious bathroom with separate toilet.

Downstairs is the main bedroom has a en-suite including a spa bath. There is an additional toilet downstairs with a washing machine and dryer.

Few mins walk to bus 21 take you to Uni, Sovereign Hill, CBD and Ballarat Railway Station

By making a booking you agree that you have read and understood all the following house rules:

-this property is a self check-in property and you certify that you are willing and able to follow the check-in instructions
- please turn off appliances and lights when not inside the property
- on departure please leave the property as you found it, including restoring to their original location any items that have been moved

Extra fees will be incurred for occurrences including but not limited to the following:
- any smoking odour detected inside the property after your stay
- unauthorised late check out
- any damage caused
- any items which are missing
- extra cleaning of ANY items including but not limited to carpet, walls, linen, upholstery. Please note that if any items cannot be restored to their former condition for the next guest and need to be replaced you will be charged the item’s replacement fee
- please do NOT download movies as the internet is not unlimited and it will cut off if the download limit is exceeded.

If ANY non following of house rules leads to a refund or discount for the next guest you are required to compensate the host for this.

You agree that you will not attempt to damage your hosts’ business due to an unfavourable ruling by AirBnB or the host for example during a resolution.

- All dishes washed
- All towels in bathroom floor
- All rubbish bins can be emptied if you wish and placed in the
Wheelie bin in driveway. PLEASE NOTE- NO GLASS IN EITHER BINS, PLEASE PLACE IN GREY OR BLACK TRAY NEXT TO BINS.
- BBQ cleaned (if used)
- Please ensure all doors locked and windows are closed when leaving
