Your apartment is part of an HOA community and guests will have access to community amenities such as hot tub, gym, rooftop, BBQ area. Please note that we can't guarantee building amenities availability and operation during your stay.
ATTENTION: PARKING & GARAGE RULES Please follow the rules below so you do not get a fine! 1. Every resident must wait for the garage door to close after entering or leaving. This includes motor vehicles, motorcycles, bicycles and pedestrians entering/exiting through the garage door. If two or more vehicles are leaving in immediate succession, the last out is responsible for waiting. If two or more vehicles are entering in immediate succession, the first must allow the door to close to assure the second vehicle has a garage remote. If two vehicles are entering and leaving at the same time, the entering vehicle must wait. (No warning required for fine.)
2. Speed limit in the garage is 10 miles per hour. (No warning required for fine.)
Building where this condo is located requires renter to sign a rental agreement (digitally) and provide a photocopy of a government issued ID for before check-in.
You will be required to retrieve the keys of your unit from the building concierge. For that, we will send you a digital template of their rental agreement where you have to fill out some information, provide your ID and sign.
Please make best efforts to arrive during business hours or your access to the unit might get delayed as support is not immediately available. Thanks in advance.
NOTES: * This condo is not equipped with air-conditioning but the living room and master bedroom have ceiling fans and portable fans are also available. Also there is always some breeze should you open the windows. * It is a city apartment, you can hear traffic noise, activities on the waterfront. Noise reduced when balcony door and windows are closed. * There is currently a lot of construction going on in the area. Guests will likely have to walk through and around construction to access Seattle sites. * Neighbors are extremely sensitive to excessive noise from renters. They will complain to the front desk, which will incur a $100 minimum fine passed on to the guest. Do not have loud parties. Do not play loud music. Keep voices low when on the balcony. * While there is a 24/7 front desk concierge, this condo is not a hotel and any problems specific to the unit must be addressed through Air Concierge. The front desk will not assist with problems such as WiFi, TV, Satellite operations/problems.
***This property requires a $300.00 security deposit. It will be collected separately by us prior to your arrival. The $300 security deposit is a requirement to book a stay within the Homeowners Association of the Building. You will be required to upload your credit card into our secure guest portal for a $300 pre-authorization hold. The authorization will expire automatically after 5 days and your deposit returned in full if there are no violations/deductions. Upon receipt of a notice of a rule violation, the renter responsible for the violation will have to pay for the fine and agrees to have us charge your credit card for the fine imposed by the building HOA. By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.
RENTAL TERMS AND CONDITIONS Definitions: "My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. Please respect check-in and checkout times. Check-in needs to be in-person and between 4-9pm. - Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb. -HOA of the Building where this condo is located requires renter to sign a rental agreement (digitally) and provide a photocopy of a government issued ID for before check-in. - The maximum occupancy for the property may not be exceeded at any time. - All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID). - This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. - Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay. - Absolutely no parties or loud music. - Absolutely NO Smoking of ANY substance on property, inside and out on the patio. No warning required for a fine. - NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
