Kaia House is a single-level villa wrapped by its own pool. One long, continuous stretch of water runs along the house and turns each corner with it, so wherever your suite sits, the pool is right outside your doors and feels like your own. Roughly 780 m² of living space flow without a single stair, which makes mornings easy whether you are traveling with grandparents, kids, or a full group of friends.

The social core runs open-plan: a large living room, dining tables that seat the whole party, and a covered deck that steps straight into the water for long lunches and slow evenings. A hot-and-cold drinks station greets you at the entrance.

There are seven bedrooms, each with its own private bathroom and a built-in reading niche that converts into a child`s bed. Two are full Suites with king beds and draped canopies; five are Junior Suites with their own bath and a private door onto the pool. Every room has its own AC, a 50-inch Smart TV, blackout curtains, and a closet, plus an outdoor lounge spot at the water`s edge, framed by greenery and the natural cliff reserve (El Farallón) behind the house.

For cooking and hosting, the villa runs two kitchens: a guest kitchen set up for hot-and-cold buffet service, and a separate professional chef`s kitchen with its own access, so your private cook works without crossing through your space.

A private boutique gym sits on-site with heavy bags, Pro Box stations, dumbbells across the full weight range, resistance bands and a 65-inch screen. Outside, the pool that surrounds the house includes a built-in hydro-jacuzzi, and you also get a BBQ area, a rooftop, sun deck, and wide lawns with cliff views.

Stay details: a 6-seat electric golf cart is yours to move around the resort, Starlink keeps the internet fast and independent, housekeeping is included daily, parking fits four cars, and entry is by smart lock with on-site staff ready for your arrival. The entire place is yours, no shared spaces. No inside smoking. Outside-visitor events, are not permitted, in line with Cap Cana community rules.

The entire villa is yours for your whole stay, no other guests. That includes all 7 suites, the pool, both kitchens and the private parking area for 4 vehicles.

Kaia House sits inside Caletón Residences, a gated section of Cap Cana, a private master-planned community inside Punta Cana, Dominican Republic, known for security, privacy, and resort-grade amenities. Access is controlled 24/7 with QR entry at the main gate and private security inside.

Kaia House was conceived as a retreat of wellness, privacy, and rest within Cap Cana. We gladly welcome families, corporate groups, wellness retreats, quiet vacations, and golf trips. To preserve the experience of all our guests and the harmony of the community, we do not allow parties, unauthorized events, loud music, or behavior that disturbs the peace or puts the property or our staff at risk.

1. PARTIES & EVENTS: No parties, events with loud music, bachelor/bachelorette parties, or gatherings that disturb the community. Aggressive, disrespectful, or violent behavior toward staff, the property, or neighbors, and attempting to access restricted staff-only areas, are strictly prohibited. Any violation may result in immediate termination of the stay without refund.

2. MAXIMUM OCCUPANCY: 14 guests at any time (adults and children included). Children and babies are welcome — please specify their number in the reservation.

3. UNREGISTERED VISITORS: Not allowed. Every visitor must be included in the reservation.

4. ARRIVALS: No self check-in. The villa receives guests only within the established check-in window (5:00 PM – 11:00 PM). Arrivals after 11:00 PM may only be authorized on an exceptional basis, with prior coordination and the host`s express approval. For security reasons and to guarantee a proper reception, all guests must inform their estimated arrival time at least 24 hours in advance.

5. PRE-ARRIVAL FORM & RENTAL AGREEMENT: Before entering the property, guests will be asked to complete a check-in form and sign our Rental Agreement. Once completed, QR access codes to Cap Cana are generated for your entry.

6. QUIET HOURS: 10:00 PM until sunrise. Please keep all audio at a moderate level out of respect for the community.

7. SMOKING: Smoking is allowed OUTDOORS ONLY. Smoking inside the property carries a $1,000 USD fee. Any furniture or item burned by a cigarette must be paid for in full (replacement cost).

8. PETS: Pets are welcome (max. 3 pets, covered by the $200 USD pet fee added when you include your pet in the booking). Each additional pet beyond 3 is $100 USD, up to a maximum of 5 pets total. Owners must pick up after their pets at all times and are responsible for any pet damage.

9. GOLF CART: The included golf cart may only be operated by adults with a valid driver`s license, never under the influence of alcohol. Its use requires accepting the terms of the Rental Agreement.

10. CLEANING: Please leave the property in acceptable condition. If additional cleaning is required after check-out, an extra charge equal to the reservation`s cleaning fee will apply.

11. COMMUNITY RULES: Guests must respect and comply with all Cap Cana / Caletón Residences community rules.

12. LATE CHECK-OUT: Check-out after the established time without prior authorization carries a $150 USD fee.

13. PHOTOGRAPHY & FILMING: Personal photos and videos are welcome. Commercial photography, filming, music video or content production requires the host`s prior written authorization and may be subject to additional terms and fees. Contact us before booking if you plan any production.

14. DAMAGES & PROPERTY: Guests may not remove any household items from the premises. Guests are responsible for any damage, loss, or additional costs resulting from non-compliance with these rules, as detailed in the Rental Agreement.
