The Space:
This beautiful and thoughtfully-designed 3-level luxury condo has all you could possible need to create a dream vacation!
On the first level you'll find:
- A large open-plan living concept with comfortable sofas and direct access to a great private terrace facing the pool and a dining area with a dining table to seat 8 people comfortably
- A fully-equipped kitchen with the best appliances and anything you might need to prepare a meal
- A family room with a sofa bed
- A washing machine for your convenience
On the second level of this amazing penthouse you'll find:
- 3 spacious bedrooms
- Bedroom 1/the master bedroom features a king size bed with a great terrace, walk in closet and private bathroom.

On the 3rd level you will find:

Guest Access:
You’ll have full, exclusive access to the penthouse and private roof lounge during your stay. But also you'll have access to the Via 38 complex' 83-ft-long swimming pool, the gym, the gardens and the unique atmosphere around the grounds. Via 38 was designed and built by one of the most famous architects in Playa and it was created for those who expect the best during their vacation!

Getting Around:
Via 38 offers excellent walkability with most attractions, restaurants, and the beach within easy walking distance. For exploring beyond the immediate area, taxis are readily available and convenient for short trips around town.
Cancún International Airport is approximately 55 kilometers (34 miles) away, with a drive time of about one hour, making airport transfers straightforward via taxi or private shuttle. Transfer times typically range from 45-60 minutes depending on traffic conditions. For budget-friendly regional travel, colectivos (shared vans) run frequently along the main highway and are perfect for day trips to Tulum, cenotes, or other Riviera Maya destinations. The ADO bus station on Fifth Avenue is also nearby for comfortable, air-conditioned travel to Cancún, Tulum, and other major destinations throughout the Yucatan Peninsula.

Other Things to Note:
- Please refrain from handling or resetting the modem or routers, as these devices have complex configurations and specialized equipment.
- All properties managed by Moskito are meticulously cleaned and disinfected before and after each use. Our staff is trained and uses the protections recommended by the health authorities. All our properties have the equipment so that the client can enter and exit on their own without having to have direct contact with any person. The staff will not enter the properties to do cleaning and maintenance during the stay of guests unless it has been authorized and with strict hygiene measures.
- We provide bottled water, high-quality bed linens, bathroom and beach towels, kitchen equipment and more to provide the most comfortable stay. And if you need an airport transfer, we can help you with that too! Just let us know!
- Electricity is not included for reservations between March and September. It will be charged as consumed based on a $7 MXN fee per KW.
- Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
- Guests will be requested to sign a Rental Agreement upon booking confirmation.
- A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
- There is no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.
- Please avoid from moving furniture
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food or coolers are allowed in the pool, the use of disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
Interaction with Guests:
This is a self-check-in property. You’ll have complete privacy during your stay, but we’re available 7 days a week should you need anything - just send us a message via the booking platform.
