Property Details

This cozy 30-sqm apartment is situated on the 6th floor of a charming building without an elevator. The living area is versatile and can be used for relaxing, dining, or working remotely. It is furnished with a comfortable sofa, flat-screen TV, and a dining table with chairs. High-speed Wi-Fi (1 Gbps) ensures seamless connectivity for work or entertainment.

The fully equipped kitchen features a sink, toaster, electric tea kettle, mini refrigerator, stove, Nespresso coffee machine, dishwasher, and other essentials. Guests have access to full sets of dishes, cutlery, pots, pans, and kitchen utensils. Cleaning supplies, including an iron, ironing board, vacuum, mop, and broom, are also available.

The bedroom overlooks the interior courtyard and is furnished with a double bed with a superior-quality mattress. Professionally laundered linens, including sheets, comforters, and pillows, are provided, along with bath towels for all guests.

The apartment has an en-suite shower room, while the toilet is located in a separate water closet accessible via the hallway. The bathroom is equipped with complimentary toiletries, including shampoo, shower gel, hand soap, and toilet rolls, along with a hair dryer for your convenience.

The flat is heated during winter, and portable fans are provided for warmer months. The property is professionally cleaned and sanitized before each guest's arrival to ensure a safe and comfortable stay.

A baby bed can be provided upon request for an additional fee of €50 for your stay. A baby chair can be provided for €50. Both can be provide for €70. Please inquire once your reservation is confirmed.
Management reserves the right to enter the property for necessary purposes, such as inspection, maintenance, or showings to potential renters. Entry will be with reasonable notice, except in cases of emergency. Property viewings are typically scheduled between 8:00 AM and 7:00 PM.

House Rules and Policies

ID Verification: All guests are required to submit a copy of their ID in advance for verification. On-site verification is not available, so ID must be received before check-in details are shared.

Age Requirement: Minimum check-in age is 35. Management reserves the right to refuse service to any guest exhibiting rude or disrespectful behavior. Any harassment or verbal abuse directed toward our staff will result in immediate termination of your stay without a refund.

Policy Violations: Any breach of these rules will lead to an immediate cancellation of your reservation. Violations such as smoking, noise complaints, or improper trash disposal will incur fines up to €800.

Self-Check-In: Pick up property keys from a nearby location using a confirmation code provided after reservation confirmation. Self check-in is autonomous; no one will be on-site to meet you. For arrivals post-7:00 PM, support from our reservations team cannot be guaranteed, so please inform us in advance of any delays.

Check-Out: Upon departure, please leave the apartment as you found it, ensuring all lights, appliances, and heating/cooling systems are turned off. Follow the provided check-out instructions to return keys properly.

Cleaning and Linen Fees: Our fees reflect courteous guest use (cleaning up, storing dishes, and leaving the space as found). This is a residence, not a hotel, and an unreasonable mess will result in an additional cleaning fee of up to €800. The apartment will be professionally cleaned before your stay, though airflow and settling may naturally introduce dust particles prior to your arrival.

Check-In/Check-Out Times:
Early Check-In: May be requested but is not guaranteed; approval is required from the host for any check-in prior to 3:00 PM.
Late Check-In: €50 fee between 7:00 PM - 10:00 PM; €90 after 10:00 PM. After 1:00 AM: €120
Late Check-Out: Must be approved in advance. Unauthorized late check-outs will be charged at the full nightly rate.
Keys: Lost or damaged keys/key fobs will incur a fee of €200 for keys and €300 for key fobs. Please follow the check-out process carefully to ensure keys are returned as directed.

Mail and Packages: No deliveries or mail may be sent to this address due to privacy concerns. Any unapproved items will be refused.

Maintenance Requests: We work with the property management team to address maintenance issues. Non-urgent issues (e.g., blinds, curtains) will be addressed after any emergency needs.

No Pets Allowed: Please refer to the pet policy for further details.

No Parties: A strict no-party policy is enforced. Violations (parties, gatherings, or unapproved guests) will incur a fine of up to €10,000.

Quiet Hours: Between 10:00 PM and 7:00 AM, please respect quiet hours by limiting noise, refraining from wearing shoes inside, and avoiding loud activities.

Non-Smoking Property: Smoking is strictly prohibited both indoors and in any building common areas. Violations will result in forfeiture of the damage deposit. By booking, you acknowledge and agree to abide by these house rules.
