Welcome to the Premiere by ABOVE Vacation Residences. Nestled in the sought-after 12 South neighborhood, the Above Premiere Nashville Estate is tucked away in one of the most social areas in Nashville. If you are looking for a special night out, this estate is within walking distance of some of Nashville’s best restaurants, like the award-winning 12 South Taproom and Grill, Bartaco, Urban Grub, and Josephine.

As you enter through the front door, you will be greeted by a sitting room with one-of-a-kind artwork. The open kitchen and living room design create the perfect atmosphere for a dinner party. You will find the Primary bedroom on the main floor, which gives a great view of the backyard and pool. As you head upstairs, there are an additional 4 bedrooms, each with private baths and a game room. Continuing to the basement, you will find a workout room, theater, and a full bath. This home also comes complete with an elevator! The home is pre-set for 10 guests. Upon approval, we will set the home for up to 12 guests using luxury Frontgate bed-height air mattress beds with foam toppers (upon request). A large group fee may apply.

Cleaning Standards: We follow strict CDC/VRMA disinfecting protocols, focusing on high-touch areas.

Disclaimer: Room configurations, decor, and contents may have changed since photos were taken. Hot tub heating is complimentary and managed by request with your house manager. Not all pools can be heated. Pool heating is available by request and approval, with a fee of $500 for 3 days, subject to seasonal availability.

Booking Info: All bookings must be pre-approved. “Click to book” is a request, not a confirmation, ensuring alignment with Homeowner and Guest expectations.

Pets: Pets are considered at this property pending Owner approval prior to arrival. There is a pet fee to cover extra cleaning. Any damages due to a Guest pet will be charged against Guest deposit.

No events or outside vendors are permitted that will exceed the capacity of the house without written pre-approval from ABOVE Vacation Residences.

Important: We do not rent to groups or events that may disrupt the neighborhood. Final approval follows a conversation ensuring respect for neighbors and house rules. NO DISRUPTIVE GUESTS.
