Spacious home on a beautiful property.
We had a great trip. We loved exploring the area. The location on the river was so beautiful. The spacious home provided plenty of space for our extended family. The basement movie room, game area and bunk room worked out great for the kids. We loved the big kitchen table where we could all eat together. We did feel like there were a few areas that could use some TLC. The outdoor furniture, kitchen pots and pans and mattresses could all use an upgrade and were not what we would have expected for the price point.

Blue Ridge reunion
Fantastic place for all ages, big and lots of room for games and relaxing by fire at night, swing set for children and pool fun. Highly recommend for a big family getaway!!!!

Fun for Four Generations
4 Generations Celebrated our Grandma's 90th birthday in this great house! There was room for everyone, lots of things to do on the property as well as nearby, plenty of space for large gatherings and several spaces for small groups. The property manager, Heather, was so attentive. We definitely recommend this amazing house!

Family Gathering
We loved our stay at Toccoa River Estate! We had 33 ranging from 6 months to 85 and we had a great time. We loved gathering in the theater room, jumping in the pool/ hot tub, playing ping pong, pool and playing the juke box. It was nice being on the river and the big lawn was a great space for lawn games. Each night we enjoyed dinner on the deck overlooking the river. There are so many cool spaces to hang out in the house which helped accommodate our big group. We can’t wait to return!

A Spectacular Property
This is an amazing property that has more than enough space for a large family with numerous amenities and entertainment on site. The property manager was very courteous and provided simple but very detailed instructions to make the checkin/checkout process seamless. The pictures of this property really do not do it justice. It was spotless, extremely cozy, and very well decorated. I cannot say enough positive things about our stay except we will definitely be back and plan to make it an annual occurrence.

Great Weekend Getaway
My friends and family rented this home for Superbowl weekend and had an absolute blast! We were a group of adults ranging from ages 25-50 and this home was perfect for us! The house was so clean and well-equipped with everything we needed. The game room, bar area, and theater were our favorite features of the home and made watching the Superbowl so enjoyable. We also loved sitting in the sunroom drinking our morning coffee. We are thingking of making this an annual trip!

Relaxing Christmas vacation
We had twenty eight people ranging in age from newborn to adults. The kids had a great time on the playground and some of them did some fishing. The home is beautiful and private and we all enjoyed our week!!

Great for large groups and location, needs some TLC.
The property worked well for our large group of 32 during Thanksgiving. Plenty of space to store food, to spread out and entertain. It was really nice to have a 2nd stove in the butler’s pantry (which was electric,) the peaceful library and wine lounge, extra washer and dryer in garage, blow dryers in the bathrooms and the game room for kids downstairs! The location is perfect for a short drive to Blue Ridge and many places do delivery. The property manager is good with communication. For the price I was disappointed in the lack of cleaning done. Many of the dishes were put up dirty, hair on sheets and comforters, back up blankets in the closets not washed and the baking sheets are worn out. There are no kid friendly cups/plates, skewers to make smores with or food storage containers. The chairs in the movie theater are worn out and no one could sleep in the bunk room because the A/C wasn’t working properly.

Beautiful property, some issues
This property was absolutely beautiful, however, for the price we did not expect issues with not having an operational hot tub for 3 of the 6 nights, a/c not working correctly downstairs for entire stay, 1 of games downstairs didn't work, pots and pans have dark black grime on bottoms, 2 of our guests reported having bed bug bites from their beds in Bunk Room.

Perfect venue for our intimate wedding
This property was perfect! We had a wedding with 15 people, and this place couldn’t have better. The listing and pictures doesn’t do it justice. Everyone had a great time and said it was the best property they’d ever stayed at. Endless activities and memories were made. The absolute best place to stay for a week of relaxation with family or friends

Best of the Best
This house was Beautiful! My family travels once a year and celebrate birthdays And anniversaries together. It was more than enough room & hard to say which area of the house we enjoyed the most. If I had to choose I would say the lower level. There's enough amenities for anyone to enjoy! The hot tub was AWESOME! The host responded promptly with any questions I had. I wish i had a few more days to relax because we spent most of the time having a ball!

Great Place for Large Family Gathering
The home is lovely and comfortable for a large group. We kept the “his” bathroom reserved for the three guest bedrooms on the main level. That bathroom is accessible from the deck, so it was easy to use it during the day. The kitchen is so well supplied, even having many spices stocked. It was great having a drip coffee pot and a K-cup for single brews. The extra fridge in the garage was helpful. If you are a reader, there is a great library of books to enjoy. The outdoor spaces were beautiful, comfortable, and relaxing. The two lower level guest rooms, without en-suite baths, are at the end of a hallway, with a nice shared bath. Both of these rooms have lovely views of the river. Extra cots are located in the closet off of master “his” bath. It was very clean and everyone enjoyed our time there!

Book club anniversary celebration!
This cabin was perfect for our gathering! This spacious, well-appointed home fit 11 of us so comfortably. We enjoyed the bedrooms, the theater room, the pool and hot tub, and especially the kitchen! We even cooked meals together; the spacious kitchen had everything! The location of the home also made it possible for us to visit a nearby orchard and go apple picking as a group. Check-in was seamless, and the contact person was very responsive when we thought we needed help with the theater room. This home was perfect for our celebration, and we were able to create so many new memories, whether laughing and chatting inside the home, or just having relaxing conversations outside near the river. I highly recommend this place. Thank you so much! We had an amazing time!

We have stayed here several times before with our kids/grandkids and we love the location and spacious accommodations. They have done some updates, with more coming I am sure. I would have rated it high as our previous trips except one of our bedrooms did not have the sheets changed from a previous visit. I contacted the rental company and told her we would wash the sheets etc and I am sure she notified the cleaning agency. The power went out in the entire neighborhood for 6-8 hrs and our generators worked well after coordinating with maintenance regarding a Generac part that had been ordered but not arrived. We rented a pontoon boat one day from Toonz Rentals and really enjoyed seeing/tubing Lake Blue Ridge. The downstairs bar, juke box, theatre room, pool table, & dart board is a great place for relaxation. The pinball machines were different this time, but one was still not functioning and the other had sticky paddles. The upstairs kitchen, dining & living area are also a central focal point for the family gatherings. There is a ver large parking area and the pool was wonderful especially for the younger kids. We caught large trout in the Toccoa river in front of the house & enjoyed just sitting down by the river and watching kayakers go by. This is a great place especially for a family as large as ours (17) and we will rent again, even though like everything else the rental price. Kristy Collections, especialy Lorrie is great!

Well worth the 12 hour drive to stay in this beautiful rental!
All 22 of us (from age 3-87) had a terrific time at this wonderful, spacious, well-appointed property with terrific amenities. The kitchen is truly stocked as stated elsewhere. The beds were comfortable and even though the thermostats were not to be lowered below 70 degrees overnight, we were never too hot. The river was so convenient for tubing that we did float trips/kayaking almost every evening (the river was at its highest from about 6-8 PM and there is a convenient take-out spot about 15 min away by car. A couple things of note - there are stairs down to the river on the right (we did not notice them until after our first float trip), most of the bedrooms do not have a place for clothing other than the closets - extra hangers would be most helpful as we found only 3-4 for each bedroom. One of the two "master" bathrooms on the main floor is accessible from the deck so there really are three and a half bathrooms to share on the main level. We managed to fit 18 around the indoor dining room table (using a couple of folding chairs), with room for 3 more at the island so rain was no problem at mealtimes. Cell service is spotty outside, so be sure to download trails for hiking etc. before you leave the house. There is much to do at the house, but also so much to do in the surrounding area. You will have a fantastic time if you stay here!

Toccoa River Estate
Our family helped us celebrate our 50th wedding anniversary and everyone had a superior experience! Our 10 grandkids range from 3 to 10 and could not have been more excited to wake up everyday to do an excursion and get back to the swimming pool! The house was the perfect size for the 20 of us; nobody felt crowded. The supply of dishes, cookware, and glassware was the best we have ever experienced. And nothing can beat 3 clothes dryers! A few of our son-in-laws sent a picture to their families to see if they will consider for their next family vacation. The house is centrally located to the town, lake, and hiking trails; a perfect location. Lorrie was the most responsive manager we have ever worked with and can't sing enough praises! Thank you Lorrie for enhancing our experience! We hope to return in the future!
