The property is located approximately 0.5 miles from a train track. While not constant, you may hear trains during your stay. White noise machines are provided in each bedroom for added comfort.

This home is a townhome with neighboring residents and guests. Please be mindful of noise levels and avoid slamming doors. Quiet hours are enforced from 8 PM to 8 AM to help maintain a peaceful environment for everyone.

Pets are welcome at this property! A pet fee applies, and all pets must be approved before arrival. Please review the house rules for full guidelines, including breed restrictions, cleaning expectations, and fee details. Let us know in advance so we can prepare for your four-legged guests!

🚫 Event Policy
No events allowed at this property. This includes parties, large gatherings, or any disruptive activity. Quiet hours are strictly enforced from 8 PM to 8 AM in accordance with city ordinances and to maintain good relations with our neighbors.

Guests will have access to the home through the front door, which is equipped with a Schlage Connect Touchscreen Deadbolt. Each guest will receive a personalized code for entry and exit during their stay.
The attached garage may be available for guest parking if space is not being used for owner storage. The garage keypad is not available for guest use; guests must enter and exit the garage through the house.
We also provide a Ring Pro Video Doorbell and Arlo security cameras on the exterior and inside the garage for added safety. There are no cameras inside the home.

For longer trips, rideshare services like Uber and Lyft are readily available. Downtown Houston and other major destinations, including the Museum District and Medical Center, are just a short drive away. Public transportation options, like METRO buses and light rail, are also accessible nearby for convenient citywide travel.

Parking:
Guests may park one vehicle in the garage if space allows. Additionally, the wide streets surrounding the townhome offer ample free parking, ensuring hassle-free parking during your stay.

Texas has seasonal pests. We do not offer refunds for sightings of roaches, spiders, ants, flies, etc. Professional pest control is routinely scheduled—please notify us if needed.

Package Deliveries: Occasionally, packages may be delivered during your stay—we kindly request your assistance in bringing them inside.

Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.

Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.

Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

Important Payment Update: Credit card payments not accepted over $3,000. Payments over this amount must be made via Zelle or other form of direct payment. VRBO will charge your credit card for their fees, but the balance will be due with one of these alternate payment method. Name on credit card must match the name on the reservation and ID. Selfie must match ID.

Our policies protect guests, property, and neighbors. Booking confirms your agreement to comply. Violations may result in fees, termination, or removal without refund.

• Security Deposit / Damage Waiver:

• Stays under 30 days:
• $99 refundable security deposit — OR
• Optional $25 non-refundable damage waiver (covers up to $50 in accidental damage).
• Stays 30+ days: See Extended Stays section for details.
• Costs beyond coverage or excluded from the waiver will be billed per Payment Authorization & Exclusions.
• Deposits are due before arrival and refunded after checkout, less applicable charges.

• Extended Stays (30+ Days):

• Lease may be required; must be signed within 24 hours or reservation may be canceled.
• Security deposit amount confirmed with property owner. If none is specified:
• Average monthly rate ÷ 365 × total days of stay.
• Example: $5,000 ÷ 365 × 50 days = $684.93 deposit.
• A $200 deep clean required after all 30+ day stays, deducted from the deposit.

• Pets – ALLOWED:

• Pets must be pre-approved. Fee: $49 per pet/stay.
• Unauthorized pets: $100 per night + damages.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.

• Events – NOT ALLOWED. Unauthorized gatherings may result in eviction.

• Payments over $3,000 — If the platform doesn’t process payments, these must be made via an approved direct method (no credit cards).

• Check-in: 4 PM | Check-out: 10 AM.
• Early check-in/late check-out require approval & fee.
• Unapproved late check-out: $75 + $25 per hour. Additional charges apply if:
• Delayed or canceled incoming reservations: guest pays 100% of lost cost.
• Blocked calendar: guest pays the nightly rate, even if vacant
• Cleaners delayed: guest pays trip charge if a return visit is required
• Door/lock codes sent 30 mins before check-in once all steps are completed.
