General Rules

Age Requirement: The primary guest must be 21+ to book.

The home is a non-smoking and recreational drug-free space. Smoking of cigarettes, vapes, cigars, or any other substances is strictly prohibited inside the home or right outside the house. If smoking is detected inside the residence or on the premises, a $500 fee will be charged. You may smoke only outside the premises (away from the house itself).

Noise and Smoke Detectors:

We have a smart smoke and noise detector in the house that discreetly monitors noise levels during parties and gatherings, as well as smoking activities, including vaping, marijuana, cigarettes, and other drugs.

If smoking continues or noise levels become disruptive, we reserve the right to cancel your reservation on Airbnb (or other platforms), and you will be asked to leave immediately. Unfortunately, no refunds will be issued in this case.

We kindly ask that you respect the quiet hours from 10:00 PM to 8:00 AM to maintain a peaceful environment for everyone.

Spanning 2,000 square feet, this home is perfect for relaxing with family or friends, and it’s located in the vibrant town of Pompano Beach, Florida — a place that will make you never want to leave!

PETS:
Pet Fee: $250

Prior Approval Required: We welcome pets with prior approval. Please inform us about your pet in your initial message.

Additional Cleaning Fee: If there are any damages from dogs, service animals, or emotional support animals, we will impose an additional $200 cleaning fee.

Crating Your Pet: If you're away from the home, we ask that you crate your pet.

Maximum Pets Allowed: We accept a maximum of two dogs.

Pet Penalty: If pets are brought without prior approval, there will be a $300 penalty.

Pompano Beach is a pet-friendly area with plenty of spots for you to take your furry friends out for a walk!

Step into the open-concept living room, where you can sink into the luxurious Caramel velvet sofa after a fun-filled day. Watch your favorite movie or show on our Samsung 60" TV with guest access to Roku and Netflix. If you prefer using your own streaming services, just log in with your credentials!

Kitchen:
The fully stocked kitchen is equipped with everything you need to prepare delicious meals for large groups. It includes a stovetop, oven, and full-size refrigerator.

The dining room table seats eight, with additional seating at the bar — perfect for family meals or casual gatherings.

Triple bunk bed (Twin/Full/Queen) and two single beds with a luxury mattress, Bedside table and lamp, Ceiling fan and seating table.

4) Bedroom 4:

Queen-sized bed with a luxury mattress, Bedside table and lamp, Ceiling fan and armchair and Closet for storage

Bathroom 2: A shared bathroom with Tub/shower combination

Located just across from the living room, before entering the bedrooms

Washer & Dryer:

A Washer and Dryer are available in the garage area, along with detergent and dryer sheets for your use.

You’ll have full access to the entire home, including all indoor and outdoor spaces. Enjoy the private pool, dining areas, and all the amenities we’ve thoughtfully provided to make your stay as enjoyable as possible.

HOUSE RULES:

No parties allowed – we want all our guests to feel comfortable and relaxed.

Treat the home as if it were your own – a little respect goes a long way!

Check-in: From 4:00 PM

Check-out: By 11:00 AM

Please remove shoes when entering.

This is a smoke-free and drug-free home. A $500 fee will apply if smoking is detected inside.

Please keep noise to a minimum between 10:00 PM and 8:00 AM.

Only guests listed in the original booking are allowed overnight.

Make sure to lock up each time you leave.

After using the washer/dryer, please clean out the lint tray.

We ask that no parties or large gatherings take place during your stay.

This home is perfect for families and children. Parents must supervise children at all times.

Pool use: Please be aware that you assume all risks when using the pool.

ADDITIONAL NOTES

Outdoor Space: Relax outside, whether you're sipping morning coffee or enjoying the Florida sunshine by the pool.

You’ll have full access to the entire home, backyard, and pool. The spacious backyard is enclosed by a wooden privacy fence, but please note that the pool area is not enclosed. When traveling with children or using the pool, you assume all risk and liability.

Street Parking: Available at the front of the home for additional vehicles.

Self-Check-In:
We offer self-check-in for your convenience. You’ll receive all check-in details before your arrival.

Pool Safety:
Guests are responsible for the safe use of the pool. The host will not be held liable for any pool-related incidents.

Waiver of Liability & Guest Responsibilities

Waiver of Liability and Hold Harmless Agreement for “Pool | Games | Parking for 5 Cars | Sleeps 12”. This Agreement is between the Host/Property Owner (“Host”) and all guests staying at the property. By booking, the Guest confirms they have read, understood, and voluntarily agree to the terms below.

1. Assumption of Risk

The Guest understands that using the property and its amenities—including but not limited to the hot tub/pool—comes with inherent risks such as accidents, injuries, or damage to personal belongings. The Guest voluntarily assumes all such risks.

2. Release of Liability

By booking, the Guest agrees to release, waive, discharge, and hold harmless the Host and their agents from any and all claims, liabilities, attorney fees, demands, actions, or expenses arising from the use of the property.

3. Guest Responsibility

Guests are responsible for their own safety and the safety of all members of their group.

4. House Rules

The Guest agrees to follow all house rules listed in the property description, including rules related to:

Smoking, Maximum occupancy, Quiet hours, Proper use of amenities and failure to comply may result in penalties or eviction.

5. Check-In Instructions

Guests agree to follow all written or check-in instructions provided by the Host, including safety information, equipment operation guidelines, and care instructions for the property.

6. No Warranty

The Host provides the property as-is and makes no express or implied warranties regarding its condition, fitness, or suitability for a particular purpose.

7. Supervision of Minors/Elderly Guests

If minors or elderly individuals use the bunk beds or elevated sleeping areas, adult supervision is required at all times.

8. Jurisdiction

This Agreement is governed by the laws of Florida, and any legal proceedings related to it must be filed in the courts of Georgia.

By completing a reservation, the Guest confirms that they have read, understood, and voluntarily agreed to all terms of this Waiver of Liability and Hold Harmless Agreement.

9. Noise & Smoke Monitoring

The home is equipped with a Sentry Smart Smoke and Noise Detector. This device quietly monitors indoor noise levels and detects:

Excessive noise, Smoking or vaping and Marijuana or drug use

If any of these activities occur, the Host is immediately notified.
