We welcome respectful, rule-abiding guests. This is a privately owned home, and we take great pride in keeping it clean, safe, and enjoyable. Your reservation is acceptance of the rules below.

Violations may result in fines, cancellation, removal from the property, or involvement of local authorities. No exceptions.

• Check-In: 3:00 PM | Check-Out: 11:00 AM
Late check-out = $50/hour fee unless pre-approved in writing.
• The guest who books must be present during the stay. No third-party bookings.
• No subleasing or changing of locks.
• Maximum guest count must be respected. No unapproved visitors or overnight guests.

Zero tolerance for excessive noise. We value our neighbors and expect all guests to do the same.

Violations = $999 deep cleaning fee
(Outdoor smoking permitted if done respectfully and waste is properly disposed.)

Not even small ones. This includes birthdays, brunches, baby showers, or “just a few friends.”
Violation = $1,000 fine + immediate cancellation without refund.

🛡️ Security & Safety
• Exterior cameras are in place for your safety (no interior cameras).
• Tampering with cameras, locks, or WiFi is strictly prohibited.
• Lost remote/gate key: $75 fee.
• Any unapproved attempts to extend your stay, re-enter after checkout, or remain on the property will be considered trespassing.

📦 Extended Stay Policy (21+ Days)
• This is a short-term vacation rental only. No tenant or residency rights apply under Florida law.
• Guests agree they are not tenants and will not attempt to establish residency or occupancy beyond the agreed booking.
• No mail or personal deliveries may be sent to the property under any circumstance.
• Changing of locks, unauthorized extensions, or attempts to establish occupancy will be considered criminal trespassing.
• Any unauthorized holdover beyond checkout time will be treated as unlawful entry and immediately reported to local authorities.
• Guests waive any claim to tenancy, residency, or eviction protections.
• No tenant rights apply.
• No mail may be delivered to the home.
• No change of locks or subleasing allowed.
• Any unauthorized holdover is a legal offense.

• You are staying in a private guesthouse located behind the main home.
• You’ll have your own gated entrance, driveway, and full privacy.
• Please park in the driveway only. You may open the gate for extra space.
• No unregistered guests allowed at any time.

🧼 Damage, Cleanliness, & Conduct
• Guests are responsible for any damages, missing items, or excessive mess.
• Please report any accidents or maintenance needs as soon as possible.
• Illegal activity, disrespectful behavior, or refusal to follow rules = immediate removal.

Property Maintenance Notice:
Please note that landscaping services visit the property periodically to maintain the outdoor areas. They do not require access inside the home and will be respectful of your privacy. We appreciate your understanding as we keep the space looking its best for all guests.

Liability Waiver & Assumption of Risk

By confirming this reservation, all guests and their visitors expressly acknowledge and agree that the property owner and host shall not be held liable or responsible for any accidents, injuries, medical conditions, death, loss, damage, or theft of personal property that may occur before, during, or after your stay.

This includes but is not limited to:
– Use of the home, appliances, furnishings, parking area, outdoor spaces, or any provided amenities
– Incidents involving children, minors, or elderly guests
– Injuries resulting from slips, falls, or unsafe behavior
– Damages or injury caused by pets, emotional support animals, or service animals
– Any act or omission by guests or their visitors that results in harm or damage
– Any event outside of the host’s control, including weather or neighborhood activity

All guests accept full responsibility for their actions and those of any visitors they invite. By staying at this property, you waive the right to pursue legal action against the owner or host for any reason related to your stay.

Please exercise caution and good judgment at all times. Failure to adhere to house rules or this policy may result in removal from the property without refund.
