The smart lock with a code on the front door. There ais couple storage closet for housekeeper you can`t use, it`s locked.

Guests can easily reach the host via text through the platform or by phone call for any assistance or questions during their stay.

This property features beautiful mango trees that add charm and shade to the backyard. However, during mango season (typically for a couple of months each year), leaves fall frequently onto the ground and may blow into the pool due to wind. While we provide pool service twice a week (Monday & Friday) and have regular gardening visits, leaves may still be visible between cleanings.

If the sight of leaves on the ground or in the pool would bother you, this may not be the right fit. Guests are welcome to use the provided rake to tidy up if desired. Thank you for your understanding this is part of the natural tropical beauty of Florida!


Please be aware of cancellation policy before you book! We do not refund reservation due to mistakes, changes of plans, weather conditions, medical issues, air companies delays, personal reasons etc.. So if this is a reservation starts in less than 28 days then there is no refunds. It`s just Strict type of Airbnb policy, sorry for that..

No parties or commercial activities, photo shooting, presentations etc.

If you want the pool to be heated it requires a 50$ fee per day

Security cameras are installed for your safety and to protect the property:

-Front door camera monitors parking and entrance

-Backyard camera monitors the pool area tracking noise and the number of people in the property. So please, respect our rules to avoid fines, it’s a quiet neighborhood.

It’s a beachside windy area, so don’t be surprised with leaves from surrounding trees sometimes falling down into the pool. We do our best and cleaning the pool 2 times a week Monday and Friday.

- BBQ. We do not provide a full gas propane tank for the grill. It may left from the previous guest, but if it`s empty you should to refill it yourself in any closest shop.

Cancellation Policy: 100% refund up to 30 days before arrival, 50% refund up to 3 days before arrival. Please review our house rules prior to booking to ensure a smooth and enjoyable stay.

Florida wild life
Florida is home to many animals and reptiles, especially small lizards and iguanas. You may occasionally encounter them outside the house, as we have no control over nature. Therefore, please don’t be surprised or alarmed—they are not dangerous. Always keep the doors closed to prevent them from entering the house.

⏰ Check-In & Check-Out

Check-in: 3:00 PM

Early check-in: Not guaranteed and must be requested through Airbnb.

Late check-out: Must be approved in advance.
If you stay past 11 AM without approval, the system automatically charges the full next-night rate.

🛠 Complaints & Issues

If something isn’t right (amenities, cleanliness, etc.), please message us immediately.
By reporting a complaint, you allow us or our team to access the property to resolve the issue.

💥 Damages

Accidents happen — just let us know right away.
If repair or replacement costs exceed $12, a resolution request will be filed.

This is a quiet residential neighborhood, and we’ve made promises to our neighbors to keep things peaceful.

🎵 Music & Noise Rules

Music outdoors is allowed during the day only.

Maximum outdoor volume: 30 (controlled via the TV remote).

Quiet hours: 9 PM – 9 AM
During quiet hours, please avoid loud talking, laughing, or music outside.
After 9 PM, all music must be indoors with doors closed.

If neighbors complain: $500 fine
If police are called: $3,000 fine

🚫 No Drugs

No drugs or cannabis use is allowed anywhere on the property.
Violation results in a $2,500 fine and possible police involvement.

🚫Undisclosed Pets

If a guest brings a pet without notifying us before arrival, a fee of $100 per pet, per night will apply.

If an undisclosed pet causes damage, excessive cleaning, odors, flea treatment, or any additional expenses, a $300 pet security/damage charge may also apply, in addition to any documented repair or cleaning costs exceeding that amount.

❄️ Air Conditioning

You’re in the tropics — the AC must always stay ON in Auto mode, 70–78°F.
Turning off the AC can cause mold and may lead to fines.

🛠 Maintenance

We do our absolute best, but repairs depend on contractor availability.
Thank you for your patience with any “fix-it” requests.

🧼 Cleanliness

This is a private home, not a hotel, and we keep cleaning fees low so guests help maintain the space.

Before checkout, please:
• Wash dishes
• Wipe countertops, stove & oven
• Clean spills on walls, floors, & surfaces
• Empty the fridge & freezer completely
• Take trash & recycling outside

We provide:
• 2 paper towel rolls
• 1 extra toilet paper roll per bathroom (under the sink)

👥 Occupancy & Guest List

Maximum occupancy: 16 people (inside + outside)

All guests must be declared with full names at booking

Undeclared/extra guests: $150 per person per day

Exceeding 16 people may result in immediate cancellation.

🚭 Unapproved Activities

Smoking indoors, property damage, parties, or gatherings with undeclared guests will result in a $500 fine.

🏠 Purpose of Stay

Guests agree the stay is short-term only and for travel, vacation, work, or insurance needs.

We’ll always notify you before entering the home, except in a fire or life-threatening emergency.
