"The hotels location is definitely it's best asset. It's located right on the beach, which we loved. Great staff and service. The hotel generally feels safe and welcoming. The hotel is dated, and so are the amenities. The mood at the breakfast area was great, and the meal was ok, but we have had better at other budget hotels. The beds we're comfortable and the rooms very clean. Simply furnished, but we liked it. We had a great stay."

"DO NOT STAY HERE!!!! It's cheap for a reason. My sister and I walked in and smiled at the front desk person and owner and no one spoke plus the next day as we were checking out, it was the same thing with no one smiling or speaking as you walk up to the desk. They don't have an elevator which is the very first time I have seen that in my 35 years of life so we had to drag our suitcases up the stairs. They had stains on the VERY THIN bed spread. "Vacationing family of 5 with 3 kids, 2 connecting rooms. Had a fabulous time at Oaks on the River. Spacious luxurious rooms, very comfortable beds, 100 % clean, friendly staff all over, great restaurant for evening dining and ala carte breakfast. Beautiful river view from rooms and restaurant. Only inconvenience was the heated pool was not heated :-("
