The property has two bathrooms. The main bathroom on the first floor includes a full-size bathtub with overhead shower, toilet and sink. The second bathroom is a compact shower room with shower cubicle, toilet and sink — no queuing for groups or families.
GARDEN AND OUTDOOR SPACE:

PARKING:
Free private gated parking is available on site. Full arrival instructions including parking access details are sent via the guest portal before check-in.

For contractors and professionals, the property sits close to key A-road links and is well placed for teams working across the York, Leeds and Harrogate corridor.
Getting Around:
York city centre is a 10-minute drive or a short bus ride from the property. York train station connects you to Leeds in 25 minutes and London King's Cross in under 2 hours. The A64 and A1079 are easily accessible for contractors travelling across the region. The North York Moors National Park is approximately 20 minutes away for guests looking to explore beyond the city.

This property is strictly not suitable for parties or gatherings. Only registered guests included in the booking are permitted on site. Any breach will result in immediate termination of the booking with no refund.
*Quiet Hours After 10PM
This is a peaceful residential area. Please respect quiet hours from 10PM onwards out of consideration for neighbours.
*No Smoking Indoors
Strict no-smoking and no-vaping policy inside the property. If smoking is detected indoors, a £1,000 charge will be applied via Airbnb to cover deep cleaning and remediation. An outdoor area is available for smokers.
*Noise and Air Quality Monitoring
The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.
*Stays Over 10 Nights
Stays over 10 nights include a complimentary midstay housekeeping visit as standard.
*Online Check-In Required
The lead guest must complete our secure pre check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.
*Check-In and Check-Out Policy

Check-out: by 10AM
Early check-in or late check-out: £30 per hour, subject to availability and must be agreed in advance.
*Security Deposit or Damage Waiver
We require either:
A refundable security deposit of £300-£500, or

Pets are welcome with prior approval. A fee of £100 per pet per stay applies. Maximum two dogs or one cat.
