Your private unit is located on the ground floor of the home and is accessed from the backyard / rear of the house.

LOWER FLOOR ROOM LAYOUT:

• Living Room with pull-out day bed (sleeps 2) — bedding provided

★The upper-level unit is rented separately, Please refer to the floor plan in the listing photos for a clearer understanding of the layout.

The following outdoor areas are shared with guests staying in the upper-level unit:

• Fire pit and backyard amenities

★Parking

• 1 on-site parking spot is available for your use

• 3 spots are reserved for guests staying at upper floor.

• Free street parking is available for additional vehicles

★ Security Deposit: A $500 pre-authorization hold is required after booking confirmation and is automatically released 7 days after checkout, provided house rules are followed and no damages are found.

★ Shared Amenities: Available on a first-come, first-served basis. Kindly be mindful of other guests, especially during evening hours.

★ Exclusive Option: Prefer full privacy? The entire property can be booked exclusively, subject to availability. Feel free to reach out for details.

★ Family Friendly Add-Ons:

• Crib: $50 per stay

• High Chair: $50 per stay

HOUSE RULES:

1. Parties, Smoking & Events:No parties, events, or smoking anywhere on the property. This includes cigarettes, vaping, e-cigarettes, and cannabis (including edibles odors inside the home). NO weddings, celebrations, or gatherings. Unauthorized events will result in eviction, forfeiture of the deposit, and a $500 per-night violation fee

2. Guest Policy: Please ensure all guests and visitors are included in your reservation. All visitors are considered guests, and pricing is based on the number of registered occupants. Unauthorized guests, even for one night, may result in a $100 per guest, per night charge for the entire stay.

3. Noise Restrictions: Quiet hours are from 10 PM to 8 AM. Please avoid loud music or disruptive noise at any time to respect neighbours and other guests.

4. Check-In & Checkout: Early check-in and late checkout are subject to availability and must be approved in writing. Early check-in: $50 per hour, maximum 2 hours early. If checkout has not occurred by 11:30 AM without approval, a $500 fee or one full nightly rate (whichever is greater) as it may effect our same-day bookings.

5. Accidental Damage : Please inform us right away if anything is damaged or you find pre existing damages on the day of the check in. Guests are responsibale for any damages. Any damages found after the checkout will be charged to card on file. Honest communication helps us maintain the home for all guests.

Following are the charges for the replacement cost if beddings are damaged or stained:

Duvet Cover: $300

Fitted sheets: $100

Mattress Protector:$150

Face towel:$50

6. Waste Disposal :Proper garbage disposal and sorting is required during your stay.Guests must ensure all garbage, recycling, and compost are sorted and disposed of correctly. A Garbage & Recycling Guide will be provided in the digital guide on the day of your check in. Improper disposal will result in a $200 additional cleaning or compliance fee, deducted from the security deposit, as the city may fine or refuse collection if waste is not handled correctly.

7. Supplies: Basic essentials (toilet paper, paper towels, soap, spices) are provided to get you started. Additional supplies are the guest’s responsibility.

8. Additional Charges :If rule violations, extra guest fees, pet fees, or additional charges exceed the security deposit, the remaining balance may be charged to the card on file.

9. Hot Tub : Guests are required to follow all hot tub rules and usage instructions provided in the digital guide provided on the day of the check in. 

If the hot tub is left excessively dirty, contaminated, or requires special servicing or water replacement due to misuse, an additional cleaning fee of $200 may be charged to cover professional cleaning and reset costs.

10. Shared Outdoor Amenities: All outdoor amenities (hot tub, outdoor theatre, fire pit) are shared with other guests. To ensure everyone has a fair chance to enjoy them, we kindly ask guests to limit continuous use to 60–90 minutes during peak evening hours and to be respectful if others are waiting.

Quiet hours apply at 10:00 PM, after which outdoor amenities must not be used To respect other guests and neighbours.

11. Reservation Changes: Reservation changes are subject to availability and host approval. Extensions may be accommodated depending on availability. Requests to shorten stays or reduce booked nights after confirmation are not permitted & no refunds will be provided as the dates have already been reserved and removed from availability for other potential guests.



PET RULES:

1. Keep pets off beds and sofas. A $200 cleaning fee may apply for hair or damage on bedding or furniture.

2. Pets must be kept on a leash at all times in shared outdoor areas, as other guests and pets may be present.

Pets may not be left unattended in the backyard or any shared outdoor space at any time. A $100 fee applies if pet waste is left in the yard.

3. Keep pets quiet, especially during quiet hours (10 PM–8 AM). Excessive noise may result in eviction.

4. Only approved pets from your booking are allowed. Unauthorized pets will incur a $200 per pet, per night fee for the entire stay.
