Welcome to South Mission Beach Duo, we hope to host you for your visit to San Diego! Please read through our detailed description below to learn more about the property and booking terms.
You are just steps from the beach, in the highly sought-after neighborhood of South Mission Beach, California! Now with Split HVAC systems! With a partial ocean view, you'll enjoy the best of coastal living with the convenience of nearby attractions. This unique property consists of two charming, vintage Spanish-style units, ideally designed to be rented together. Perfect for multiple families, large single families, families with teens/adult children/grandparents/nannies or large friend groups with singles, couples or a mixture of both! The combos are endless! But please note the lower level 1 bedroom would not be ideal for small children to be left unattended.
This 4 bedroom has the ability to sleep up to 12 guests, it offers ample space and comfort for families and groups. Maximum guest count is 12 and is more suited for a mix of adults and children. We allow a max of 10 adults, infants under the age of 2yo are not included in the guest count. However, if your group is over the max number, we also have a 3rd two bedroom unit, right next to the 3 bedroom unit that can be added to the combo! Making a whopping 6 bedroom, 4 bath! UPSTAIRS UNIT: As you enter the home, you'll immediately feel the coastal vibes and welcoming atmosphere. The living area is tastefully furnished, providing a great space to relax and unwind with family and friends after a day of sun-soaked adventures. The large windows allow natural light to fill the room, creating a bright and airy ambiance. There is a Smart TV with Roku for your entertainment.
The fully equipped kitchen is ready for your culinary delights, complete with modern appliances and all the necessary amenities for a home cooked meal and has a cozy bar for hungry onlookers! Whip up delicious meals and gather around the indoor table for quality time with loved ones or try al fresco dining with our outdoor dining table on the balcony during sunset.
The three bedrooms are thoughtfully designed to ensure a restful night's sleep. The primary bedroom features a comfortable king-sized bed, en-suite bath, and Roku TV. The second bedroom has a queen-sized while the third bedroom offers two twin sized bunk beds (4 twins total). Additionally, the living room includes a sleeper sofa for extra accommodation.
Two well-appointed bathrooms provide convenience and privacy for guests. Fresh towels, bar soap, shampoo, conditioner, and a hair dryer are provided for your comfort.
Step outside to the outdoor patio, where you can savor your morning coffee or grill up some fresh fish or juicy steaks on the propane grill. While the patio offers glimpses of the ocean, it's the perfect spot to soak up the California sunshine and breathe in the fresh coastal air.
DOWNSTAIRS UNIT: As you step inside the private attached 1 bedroom bungalow, you’ll be comforted by the cozy and secluded environment! The casita features a cute kitchen, which serves as an excellent auxiliary “Sous chef” kitchen to the larger upstairs kitchen. The kitchen's charming Spanish tiles and Saltillo flooring, add a touch of character to the space.
The living area has a pull-out couch, providing additional sleeping arrangements for guests or a private spot to relax and unwind after a day of all the family and friends with sun-soaked adventures. The bedroom off the living area has a comfortable queen bed, promising a restful night's sleep. The bathroom features a stand up shower, and is the perfect extra bathroom to accommodate guests.
One of the highlights of this casita is the outdoor space it offers. Enjoy your morning coffee or an al fresco meal on the patio! The outdoor dining table is a perfect compliment for overflow guests from the main table upstairs and has a 2nd grill for all those extra hamburgers and hot dogs! No one has to wait for the Grill Master to cook in rounds!

OTHER THINGS TO NOTE:
The property offers 2 garage parking spaces that can accommodate one car each. The garages can accommodate a full size vehicle (truck or SUV) but require the driver to park very carefully. Garage dimensions are approximately 9' wide x 17'11 deep x 8' high (with a dip 6'3" height where the garage opener motor is located in the ceiling center). We recommend you use an additional person as a "spotter". We are not responsible for any damages to vehicles parked in the garage or surrounding streets. Guests are responsible for any damage done to the garage or building while parking.
For your convenience, there is a shared laundry room with one washer and one dryer available for guests use. The laundry room is on property and the machines are free to use. They are available on a first come, first serve basis. Detergent is provided!
Please note that the units are individual, the 3 bedroom is on the top floor and the 1 bedroom is underneath it on the bottom floor. In essence a two story unit but the staircase is not enclosed! The exterior stairs to access the units is also shared between the neighboring unit. The home uses Keyless Entry and you will be given a unique door code the Monday prior to your arrival. The Door codes will be the same for both the upstairs and the downstairs doors.
THE LOCATION: South Mission Beach is a lively, laid-back neighborhood on a scenic peninsula in San Diego. With the Pacific Ocean on one side and the bay on the other, it’s the perfect spot for beach days, water sports, and sunset walks. The historic Giant Dipper rollercoaster, built in 1925, is a local favorite and a must-ride for visitors. A two-mile boardwalk runs along the coast, ideal for walking, biking, skating, or just enjoying the views. With its mix of outdoor activities, iconic attractions, and relaxed beach-town charm, South Mission Beach captures the classic California vibe.
Please note that you can occasionally hear airplanes and announcements made from the lifeguard tower. The beach is a congested area and during peak times can be lively.
Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to one dog. Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.
Pack n play provided. Pack n Play linens and bedding are not provided, please bring your own!
BOOKING TERMS: Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.
Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.
No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage.
