Out of respect for neighbors, outdoor music and excessive noise must end by 8:00 PM. This is not a party house. We live next door and actively monitor for noise violations, which are typically identified within minutes. Any violation of house rules or local noise ordinances may result in immediate termination of your stay without refund, plus applicable city fines. If you're seeking a peaceful, respectful stay, we'd love to host you.



Cancellation: Guests can cancel within 5 days of check-in. We strongly encourage travel insurance.



Pet Policy: $75 flat fee per stay for dogs.



Additional Amenities: Private entrance, on-site parking, WiFi, air conditioning, heating, EV charger (Tesla), solar power with battery backup for uninterrupted electricity, professional housekeeping with EPA-registered sanitization protocols.

You will have exclusive and private access to the entire property, including the main house, hot tub, and all outdoor living areas. The property features a private entrance and is fully fenced for your privacy.

• Pet Fee: A flat fee of $75 per stay applies for guests bringing dogs (max 2).

* Early Check-in / Late Check-out: We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

• Cancellation Policy: Guests can cancel within 48 hours of booking for a full refund. After that, a 50% refund is available for cancellations made at least 30 days before check-in. Cancellations within 30 days of check-in are non-refundable. We strongly encourage purchasing travel insurance.

• Commitment to Cleanliness: Our professional housekeeping team follows rigorous protocols, using EPA-registered products to clean and disinfect all high-touch surfaces, soft surfaces, and dinnerware before your arrival.
