EXTENDED STAY NOTICE: Reservations exceeding 21 nights are subject to an additional $32 damage protection fee for each additional 21 nights of the reservation. Any applicable fees will be billed separately after booking.



IDENTITY VERIFICATION: To confirm your reservation, the primary guest is required to complete a brief identity verification process, including uploading a valid government-issued photo ID. Verification must be completed prior to check-in.



*RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed.



*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

As with any rural property, insects, wildlife, pollen, plants, and other naturally occurring elements may occasionally be encountered indoors or outdoors. The property is regularly cleaned and maintained and is on a professional pest-control schedule; however, a completely insect- or pest-free environment cannot be guaranteed. Guests should take appropriate precautions while enjoying the property and outdoor amenities, including using insect repellent and considering any personal allergies or sensitivities.

*PARTIES - All gatherings must be limited to 25, additional guests beyond 25 may be considered however does require prior approval. This is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.



*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee per pet per stay or $125 for two pets, this fee is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) This home does not have a fenced space but does have plenty of room for your pet to run! There is a $500 fine for any unauthorized pets.



*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
