NOTES & POLICIES: ➤ Unit Rentals: All 3 units are rented together, but can also be booked separately (please contact us or see other listings). Unit 1 is on the first (main) floor, Units 2 and 3 are on the second and third floors. Stairs are required for Units 2 and 3. ➤ ID Requirement: The primary guest must provide a government-issued ID prior to check-in. Building policies are strictly followed for the safety of all tenants and guests. ➤ Consumables: Guests are responsible for replenishing their own supplies after the initial stock. ➤ Noise Monitoring: A decibel sensor is installed to ensure a peaceful environment for long-term tenants; it does not record audio. ➤ Alternate Units: If this unit is unavailable, contact us for potential alternative accommodations within the building. ➤ Pets: Allowed with breed restrictions (including Mastiff, Pitbull, Rottweiler, Doberman Pinscher). A photo and $150 pet fee per pet are required. Maximum 1 pet per unit (3 total). ➤Check-in: Flexible after 4pm ➤Check-out: 10AM ➤Quiet Hours: 9PM - 9AM
《 RESERVATION POLICY 》 We require the primary guest (the one making the reservation) to provide their government ID prior to check-in. Please be aware that we strictly adhere to the building policies and stay requirements for the safety of other guests and the community.
《 SECURITY DEPOSIT 》 ➤ Please note that a $1,000 pre-authorization hold will be placed on your card upon booking. This is a security deposit and is not an actual charge. The hold will be automatically released after your stay, provided there are no damages or violations.
《 NO SMOKING 》 Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.
《 PETS 》 ➤Animal photo is required. An additional $200 (USD) cleaning fee is required due to additional work for the cleaning crew. Breed restrictions apply. Pets must be registered prior to check-in. Evidence of pets unregistered pets will result in a $500.00 fine charged to guests.
《 NO PARTIES》 There is a $1000.00 surcharge charged to groups that are deceitful about the use of the unit. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.
《 NO UNREGISTERED GUESTS》 All guests must be registered for liability purposes. ➤A surcharge of $50.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.
《 SECURITY CAMERA 》 Under no circumstances is the security camera to be removed or disabled in any way that is found on the outer door frame of the unit. This is a stipulation and requirement from building management for our units, and the camera must be functional at all times. Any cameras removed or disabled will be considered a violation of the booking and a fine of $500 is applicable. This security camera captures activity Outside of the unit only.
《 CHECK-OUT TIMES 》 ➤ Check-out times are strictly enforced unless arranged and confirmed at least 24 hours in advance, to avoid disruption to upcoming reservations. Guests who fail to check out by 10:00 AM will be charged a $40 per hour, per unit late checkout fee, as our cleaning team operates on a tight schedule. ➤ Unauthorized Late Checkout: Staying past the scheduled check-out time without prior approval will result in a $40 per hour, per unit penalty. If the overstay exceeds 2 hours, a full additional cleaning fee may be applied.
《 CHECK-IN TIMES 》 Guests are also expected to adhere to the check-in time. If a guest arrives before the scheduled check-in time and requests early access, an early check-in fee of $40 per hour, per unit will be applied. This fee covers the additional expenses associated with accommodating early arrivals.
《 GARBAGE 》 Garbage is to be thrown out in a sealed bag in the outdoor bins. Recycling and Garbage must be separated accordingly. Garbage is picked up weekly on Tuesdays and Recycling is picked up bi-weekly on Tuesdays.
《 LOCK ALL WINDOWS & DOORS 》 Please lock all windows and doors if you are not home and upon check-out.
《 LOCKED CABINETS & DOORS 》 Locked cabinets and doors contain supplies for staff use only and are not for guest access. ➤ Forcing them open or taking items without permission is strictly prohibited and will result in a $500 fine. ➤ If you need extra linens, towels, or supplies, just reach out, we`re happy to assist. We kindly ask our guest to respect these boundaries so we can maintain a well-stocked and secure space for all guests.
《 LIGHTS 》 ➤ Please turn off lights when not in use. Please make sure all lights are turned OFF at the time of check-out.
《 SHOES》 ➤Outdoor shoes are to be left by the front door and not to be worn throughout the inside of the unit.
《 CHECK-OUT PROCEDURES 》 ➤Please place all dishes in the dishwasher to avoid attracting ants. If you could start the dishwasher, that would be very helpful. ➤Please gather all used towels and linens and place them in the washing machine ➤Please throw all waste away prior to check-out. ➤We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
《 KEYS 》 ➤Check-in is via Smart lock with keypad. Any lost keys will be subject to a $150 fee.
《 PARKING 》 ➤Parking available behind building. Additional street parking is available.
✦《 RESERVATION EXTENSION POLICY 》✦ ➤Please note that there is an additional $15 per person, per day applies after 14 guests. ➤Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48-hour notice MINIMUM prior to checkout time to extend without penalty. ➤All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners. ➤Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee. ➤Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules, and 100% of the fees go to our hard-working cleaners to compensate them for the last-minute changes. ➤We do not allow mail or package delivery to our listing address for short-term stays. This is due to our inability to accept responsibility for locating your package or for any items that may be missing or damaged.

This was an amazing stay that I booked for a work trip for my coworkers and myself. The house was so clean and had all the amenities we could ask for. The host was extremely accommodating and everything was easy and wonderful

Great Place to SDtay
Stayed here for access to Pittsburgh and also for Punxsutawney for Groundhog Day! Beds were super comfortable! Place was very clean. Host was accessible and hospitable. Three units for the group of travelers allowed us to collect in unit 2, but still have bathrooms, 3 coffee machines (one per unit), etc to let us get ready without waiting for others. Even though I booked it, collectively the group was happy with the choice.
