WHAT YOU`LL LOVE...

-The first bedroom, located on the left-hand side, offers a view of the side of the property. It features a stylish queen bed frame with a comfortable mattress, bedside tables, and lamps on either side for your convenience. There`s a walk-in double wardrobe with hanging space and shelves, perfect for storing your clothes and other personal belongings.
-Adjacent to bedroom 1, you`ll have access to a private ensuite bathroom equipped with a shower, toilet, large mirror above the vanity, and a double sink/vanity with drawers and cupboard space below for convenient storage.
-Moving forward through the hallway, you will find the laundry on your left. The laundry is equipped with both above and below cupboards for storage, a sink, a front-loading washing machine, and a dryer to meet all your laundry needs. There is also a separate storage cupboard behind the door with cleaning and ironing equipment.
-Opposite the laundry, you will find a study/kids` play area with toys, a desk, chair, and lamp, perfect for work or study.

-On the right side of the lounge room there a hallway to back of the house, where you will find bedroom 2, which features two single beds with comfortable mattresses, bedside tables, and a lamp in between for your convenience. There`s a wardrobe for hanging your clothes and belongings.
-Bedrooms 3 and 4 each feature a queen bed frame with a comfortable mattress, bedside tables, and lamps on both sides for your convenience. Each room also has a wardrobe for hanging clothes and storing personal belongings.
-The main bathroom offers a sink/vanity, a wall-mounted mirror above the vanity, a shower, and a bathtub. There is also cupboard space below the vanity—very handy for storing items!

Guests will have access to the entire 4 bedroom 2 bathroom house. Parking is in a secured garage and will fit 2 cars.

- This property has a noise monitoring device which management check regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately. Booking & Financial Policies • Booking Extension Policy: Last-minute extensions must be approved and paid for in full before 7:00 PM on the day prior to your scheduled check-out. Any extension requested after this time will incur a $150.00 fee (to compensate housekeeping for urgent scheduling changes) plus the standard nightly extension rate. All charges must be paid upfront. If fees are not paid in full by your scheduled check-out time, you will be required to vacate the property immediately. Please note that if you create an entirely new reservation instead of submitting an alteration request, the cleaning fee cannot be refunded.
• Third-Party Bookings: If this reservation was made on behalf of someone else, the booking account holder is fully responsible for communicating all house rules, check-in instructions, and updates to the staying guests. Failure to relay this information may result in miscommunication that could affect the guest experience.
• Extra Cleaning Charges: Additional fees will apply if the property is not left in an acceptable condition upon departure, or if unallocated beds, bedding, or linen are used.
• Damages & Loss: Please report any accidental breakage or damage as soon as practically possible so we can arrange prompt repairs or replacement. Depending on the severity and cost, we reserve the right to charge an applicable fee for reimbursement and/or compensation. Guests are also fully liable for the replacement costs of any lost keys, remotes, or fobs.
• Lockouts: If you lock yourself out, do not arrange your own locksmith. We utilize a preferred locksmith for security and property consistency. Contact us immediately, and we will arrange access. A minimum call-out charge of $250.00 applies to cover travel and logistics (fees are significantly higher after hours). On-site payment to the locksmith will be required. To avoid these charges, please take care of the access key or card throughout your stay.
Arrival & Departure Logistics • Confirmation of Booking: For safety and verification, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
• ⚠️ Property Suitability (Children & Pets): Not all properties in our portfolio share the same features, layouts, or permissions. Please carefully check the specific listing description regarding suitability for children, infants, or pets. While some properties welcome families and pets, others may have structural hazards (such as fall risks) or strict strata rules that prohibit them.
