Wake up to the soothing sound of waves and ocean views at this family friendly condo in New Smyrna Beach. Nestled in a prime oceanfront complex, this inviting two-bedroom, two-bathroom retreat is the perfect getaway for those looking to unwind and soak up the coastal charm. Step onto your private balcony and take in the salty breeze as you sip your morning joe or admire another perfect evening sunset. Just steps from your door, the soft sandy beach invites you to spend your days strolling along the shore, searching for seashells, or basking in the Florida sunshine.

Inside, the condo is designed with comfort in mind. The spacious master suite features a plush king-size bed, a private en-suite bathroom with a walk-in shower, and plenty of space to unwind after a day in the sun. The second bedroom offers a cozy queen-size bed, perfect for additional guests or kids, and is across from the second bathroom, which includes a shower and tub combination for a relaxing soak. The bright and airy living area is the ideal spot to kick back, with comfortable seating and a welcoming coastal vibe. The new pullout sofa bed rounds out sleep accommodations to total six. A fully equipped kitchen makes it easy to prepare delicious meals, whether you're cooking up a fresh seafood feast or whipping up snacks for a beach day. 314 is conveniently located near the elevator and laundry room.

All three televisions include dvd players. The TV in the master and the Smart TV in LR include cable.
DVDs, books and puzzles are located in the unit.

Established in 1973, the complex comprises 85 units each in Sea Coast Gardens II and III. They are cherished for their tranquil allure, situated on a non-vehicular section of New Smyrna Beach, offering a peaceful retreat. Options range from oceanfront condos with breathtaking beach views to those located poolside coupled with magnificent sunset vistas, providing a sublime oceanside living experience.

New Smyrna Beach, a stunning barrier island nestled between the Atlantic Ocean and the Indian River in Central Florida, is renowned for its extensive 17-mile stretch of pristine sandy beaches and stands as a favored destination for surfing enthusiasts and family holidays. It hosts the historic Flagler Avenue and Canal Street, adorned with unique neighborhood shops, art centers, a diverse array of dining venues. A plethora of outdoor activities such as golf, kayaking and pickle ball are nearby, ensuring there's always an adventure awaiting your exploration in NSB.

Fishing aficionados will also be delighted here. Ponce de Leon Inlet provides an excellent starting point for deep-sea fishing adventures, while those who prefer staying closer to the shore can try their hand at fishing the Florida saltwater flats, known for the famous red fish of Mosquito Lagoon.

New Smyrna offers a diverse array of experiences while keeping its historic small-town charm. From cozy beachside burger joints to restaurants serving delectable fresh local seafood, the city caters to a wide range of tastes and preferences, ensuring there's something to delight both residents and visitors alike.

If you do decide to bring your furry friend with you, there is a pet fee of $150 a week or $300 for a month long rental (per pet). This is simply to reward our cleaners for the extra detail they will put in to remove any additional stains or shedding that occur during your best friends stay in our home. :)

This Guest Acknowledgment Statement confirms your understanding and agreement to abide by the rules and policies that will be outlined in your check-in documents.

1. RECEIPT OF RULES & POLICIES
I acknowledge that I have received and reviewed the check-in documents provided by New Smyrna Stays, which were sent via email three (3) days prior to my arrival. These documents include important information regarding check-in procedures, community rules, unit-specific guidelines, and safety protocols.

2. COMPLIANCE WITH COMPLEX AND COMPANY RULES
I understand and agree to fully comply with all complex rules and New Smyrna Stays company policies during my stay. I recognize that these rules are in place to ensure a pleasant experience for all guests and to maintain the integrity of the community.

3. PET POLICY – STRICT ENFORCEMENT
I understand that the vacation rental complex has a strict pet policy that must be followed at all times. Violations of this policy will result in an automatic $200 fine and may also lead to immediate eviction from the property with no refund.

Pets are only permitted if pre-approved for the specific unit and must be kept leashed at all times in all common areas. Additionally, pets are NOT permitted to relieve themselves anywhere on the property grounds, including lawns, landscaped areas, walkways, or parking lots. All pet restroom needs must be taken off-property.

Failure to comply with this rule affects all guests and owners. If pet policies continue to be ignored, the complex may permanently revoke pet privileges for all future guests. Your adherence protects the community's current pet-friendly status.

4. SMOKING & VAPING POLICY
I understand that smoking and vaping are strictly prohibited inside the condo, as well as on any balconies, patios, or outdoor areas attached to the unit. This includes cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices.

Violation of this policy may result in additional cleaning fees, fines, or immediate eviction without refund. This policy exists to maintain the cleanliness and safety of the unit, and out of respect for other guests and residents.
