Summary:
Looking to stay close to downtown but don't want to spend a fortune? Welcome to this Melrose condo. This unit sits on the first floor of a 2-story restored historic hotel. The building is aging as well as the unit but for the location and price, this place will be hard to beat.

The Space:
Our condo works perfectly for 2 to 4 people. The studio is suitable for children. The space is a modest 420 sq ft with a king sized bed, sofa bed, table and chairs, TV with cable, and stainless steel appliances (no dishwasher). We also have an all-in-one washer and dryer in the unit.
What we love about the space are the location and pool. The studio is only 3 miles from downtown & the pool is literally outside your doorstep. After exploring the hustle and bustle of Honky Tonk Row, come layout and relax at Studio l! -- *** Please contact us for the pool schedule *** --
Towels & linen are provided. Travel-sized toiletries, a hairdryer, iron, and ironing board are provided. A drip coffee maker and basic kitchenware are also provided. Guests are responsible to provide any additional amenities desired such as additional toilet paper.
The studio complex is old. It was built in the 1950s and its age is starting to show. While we've taken measures to improve our condo, keep this in mind when booking. You won't be arriving at a fancy condo complex; it's a modest 2-story building sitting among trendy new construction. You will be booking this unit for the location and, if in the summer, the pool.
Please note before booking – while we have our quiet hours of 9 pm to 7 am, there is potential for noise as the complex is located in an urban area and you will have tenants above and beside you. We provide a sound machine for the unit but please be aware of this detail to make sure this condo is the right fit for you!

There is a parking lot on-site with enough spots for 1 car per unit. Additional parking can be found up the street from the complex.
The Neighborhood:
ON FOOT
There are great local eateries, cafes, and bars nearby worth exploring within a 5-minute walk just North or South of the condo on 8th ave. Please keep in mind that currently there is a new building being constructed next door to this building so there are limited sidewalks to use at this time.
RIDESHARE
There are rideshares all over the city from Uber, Lyft, and even Earth Rides (Tesla cars only). They are easy to call anytime day or night. Pro traveler tip: download all apps to your phone so you can compare prices and get the cheapest option!
TAXIS
See the ride share option above, taxis are available however few and far between and can be quite pricey in Nashville. There are so many taxi companies that we really cannot recommend any one over another, and we encourage you to investigate rates and reviews to find one that suits your needs.
MTA BUSES
The MTA (Metro Transit Authority) Buses run all over Metro Nashville and even some surrounding counties. Very reasonable fares and a wide range of routes make the bus a cheap and easily navigable choice for visitors. The closest route to the studios will be #8.
NASHVILLE B-CYCLE
Nashville’s bicycle sharing program has been a huge success with locals and tourists. Simply walk up to any Nashville B-Cycle station, swipe your credit card and pick out your red bike! The closest B-Cycle station to the will be in 12South.

Amenities Use:
All listed and shared amenities, including gyms and other building features, are available for guest use at your own risk. Access is not guaranteed and may be limited or unavailable due to maintenance, scheduling, or other factors. The host is not liable for any injuries, accidents, or service interruptions that may occur during your stay.
Guest Requirements & Screening:
The guest who books the reservation must be at least 23 years of age and is considered the primary guest. The primary guest is responsible for the reservation, must be staying at the property during the reservation period unless prior written approval has been granted, and is fully accountable for the conduct of all individuals included in the reservation. Any violation of house rules by the primary guest or their invitees will be the responsibility of the primary guest and may result in fees, penalties, or early termination of the stay without refund.
This property offers self-check-in. For the safety, security, and protection of all parties, we require all reservations to complete an identity verification and background screening through a secure third-party service. The verification process includes submitting a valid government-issued photo ID and a live selfie to confirm identity. The name on the ID must match the name on the reservation. This must be completed and approved before check-in instructions will be released.
An email with instructions to complete the verification will be sent shortly after booking. If you do not see the email, please check your spam or junk folder. Failure to complete and/or pass the verification process—including meeting age and background requirements—will result in ineligibility to stay at the property. In such cases, the reservation must be canceled by the guest, and the standard cancellation policy will apply.
Security Deposit & Violations:
A $350 pre-check-in security deposit may be required to cover incidentals or damages. This deposit is fully refundable after check-out, provided no violations or issues occur. A minimum fee of $350 may be charged if any house rules are broken, including but not limited to unauthorized parties, smoking, unapproved pets, tampering with devices, or exceeding occupancy limits. Serious or repeat violations may result in immediate cancellation of your stay without refund.
House Rules:
-Smoking is strictly prohibited inside the unit, in common areas, and on the property.
-Parties, events, and disruptive behavior are not permitted.
-Pets are not allowed.
-Quiet hours are from 10 PM to 7 AM. A warning will be issued for noise complaints; a second -complaint may result in removal from the property without refund.
-All guests must be registered. Maximum occupancy limits must be followed at all times.
Do not move furniture, décor, or appliances.
Tampering with Wi-Fi routers, smart devices, security cameras, or locks is strictly prohibited.
Mail or package delivery is not allowed. The host/property is not responsible for lost, delayed, or returned deliveries.
No glitter, confetti, glue, or paint. Any added décor must be approved in advance and removed before checkout.
Our check-in time is 4:00 pm and our check-out time is 11:00 am. Early check-in and late check-out requests are subject to availability and may incur extra fees.
Community Amenities:
Community amenities such as the pool, gym, and other shared spaces may occasionally be closed due to maintenance, weather conditions, or local ordinances beyond our control. The community also sets its own hours of operation and policies that guests are required to follow (for example, posted pool and gym rules). While guests are welcome to enjoy these amenities when available, access is not guaranteed, and refunds will not be issued for amenity closures or limited access during your stay.
Noise & Monitoring:
This unit includes a Minut smart home device to monitor noise levels, smoking, and occupancy for safety and neighborhood compliance. The building is located in a residential property, and occasional noise from neighboring units may occur. While we do not manage other units, we strive to maintain a respectful and quiet environment for all guests.
Maintenance, Safety & Access:
Routine maintenance or inspections may take place during your stay. In the event that building management, maintenance staff, or emergency personnel need to access the unit, we’ll do our best to provide advance notice. Guests are required to allow entry if needed. For safety reasons, tampering with smoke detectors, carbon monoxide detectors, fire extinguishers, or other safety equipment is not permitted and may result in reservation cancellation.
Lockouts & Key Policy:
Lost keys, damaged lock devices, or lockouts may result in a replacement or service fee depending on the timing and circumstances.
Wi-Fi Usage:
Wi-Fi is provided as a courtesy. While we aim to provide reliable service, connectivity is not guaranteed and may be impacted by provider outages or high usage.
Cleanliness Expectations:
Guests are expected to maintain reasonable cleanliness during their stay. Excessive messes or damage may result in additional cleaning fees.
External Noise Disclaimer:
Construction or city maintenance near the property may occur. While we try to notify guests in advance, we cannot control or refund for external noise from neighboring activity.
Policy Enforcement:
The host reserves the right to cancel any reservation without refund if there is evidence of house rule violations, fraudulent activity, or behavior that threatens the safety, property, or quiet enjoyment of other residents.
