Elegant historic residence in the hills of Val d'Orcia

Villa Iapicca is a recently renovated historical residence standing between the medieval town of Montepulciano and the hills of Val d’Orcia in Tuscany.
From the estate, it is possible to admire marvellous views of the Val D’Orcia, the surrounding countryside and the ancient hill town of Montepulciano.
Guests will be greeted by an Italian-style garden and extensive outdoor areas furnished with dining tables and lounge seating, in which to enjoy moments of perfect serenity. From the garden, there is access to an ancient lemonary surrounded by a rose garden and enhanced by a display of antique tools and equipment of local craftsmanship.
The area behind the property is particularly charming, offering peace and quiet, privacy and a starry sky that seems to caress the estate’s century-old cypress trees. In this part of the grounds, a mini hydromassage pool provides an opportunity to enjoy pleasant moments of relaxation.
Next to the Villa, there is an old trough that has been restored and converted for use as a tavern for the outdoor service of food and beverages, subject to the guests’ request.

The 450 sq. m interiors of the villa extend over two floors interconnected by a marble staircase and a fine wood gallery leading to the bedrooms.
A recent renovation project has restored the villa to its original splendour, while preserving the unique charm of exposed wood beams, terracotta floors and antique furniture pieces interspersed with elements of modern design.
With plenty of spacious living areas and 7 double bedrooms with their own bathroom, air-conditioned throughout and equipped with Led flat screen TV, Villa Iapicca makes the ideal getaway for numerous groups and important events.

Tourist tax: depend on current legislation

The hot tub will be open from March 28th to January 10th, depending on weather conditions.
Pool heating: €60 per day.

Deposit: 30% upon confirmation. Balance due 60 days before arrival, non-refundable.
