**Please note that renovation work in the nearest building has already begun and is expected to continue for approximately few months. While we are making every effort to minimize any inconvenience, there may be some noise and construction activity in the common areas during this time.



Property Details:

This 50-sqm apartment is located on the basement level without a lift. There is a space that can be used as a living, dining or home office area. It is furnished with a double sofa bed, flat-screen Smart TV and a dining table and chairs. There is a high-speed Wi-Fi Internet connection (1/Gbps) suitable for working from home and making video calls.



The fully equipped kitchen has a sink, toaster, electric tea kettle, full refrigerator, stove, coffee machine, oven, microwave and more. Full sets of dishes, cutlery and crockery are provided along with pots, pans and kitchen utensils. There is a clothes washing and drying machines for your convenience. An iron and ironing board, vacuum, mop and broom are available.



The first bedroom faces the street and is furnished with a double bed. The second bedroom is courtyard facing and furnished with a double bed. Professionally laundered sheets, comforters, pillows and pillowcases are provided to you, as well as bath towels for each guest. The flat has one bathroom accessible via the hallway with a shower, toilet and sink. The bathroom is equipped with a hair dryer plus complementary toilet rolls, shampoo, shower gel and hand soap to start your stay.



Our guests’ safety is our top priority, which is why the flat is professionally cleaned and sanitized before each arrival. The apartment is heated throughout during the winter months. There is no air conditioning, but portable fans can be provided upon request, subject to availability.



Important Information and Policies

- Please inquire for more information about the cancellation policy.

- Check-in starts from 3:00PM. Late check-in fees may apply after 7:00PM (see below). Late check-in is subject to availability and it needs to be scheduled at least 24 h before arrival. The host reserves the right to decline a late check-in if the guest does not meet all the check-in requirements.

- Check-out is by 10:00AM.

- Damage Deposit : A refundable damage deposit of £800 must be paid via a payment link before arrival.

- Strictly NON-smoking.

- Pets NOT allowed.

- The apartment is NOT suitable for parties, events and photoshoots and the maximum number of guests should never exceed 4 people.

- Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.

King's Cross is very well-connected area known for King's Cross Station, am impressive 19th century building, that connects London to the North. It is a centre of inspiration for architecture lovers and Harry Potter's fans. One of the best neighbourhoods for foodies in the city is Clerkenwell, a few steps from King's Cross, it offers an ultra-fashionable lifestyle in the very heart of Central London. Clerkenwell, once known as "Little Italy", is a home for various historic pubs, bars, Michelin starred restaurants and food markets. Mentioned in Shakespeare’s sonnets and popping up in some of the greatest works by Charles Dickens, the area is also a heart of creativity for theatre and design. With its close proximity to the London Underground station King’s Cross Saint Pancras underground and train station , you can easily access the other areas of London, including Mayfair and Hyde Park, Kensington Palace and Gardens, Harrods department store, Big Ben and the Houses of Parliament, Buckingham Palace and the Changing of the Guard, the London Eye, the Tower of London, Westminster Abbey, Trafalgar Square or Saint Paul’s Cathedral. These stations also create easy links to reach London’s Heathrow, Gatwick or Luton Airports.

A baby bed can be provided upon request for an additional fee of £40 for your stay. A baby chair can be provided for £40. Both can be provide for £60. Please inquire once your reservation is confirmed.



*The property may vary slightly from the photos due to recent renovations, furniture rearrangements or other. This will be indicated in the description or photos when possible.



*In the instance that you you will NOT be doing a self check-in and a member of our Welcoming Team must meet you to provide the keys: if you arrive between 7:00PM and 10:00PM there will be a £50 late check-in fee. After 10:00PM there will be a £90 check-in fee. This fee is only payable in cash in local currency. Kindly give notice via SMS or email if you will be delayed and unable to check in at your pre-arranged time. Our Welcoming Assistant will wait for you at the meeting point.



Management reserves the right to enter the property for purposes of inspection, maintenance, cleaning, or to show the unit to potential tenants. The Guest must allow Management or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during their stay (except in an emergency or if a problem needs sorting out quickly and they cannot be contacted. In these urgent situations, Management can enter the property without giving prior notice). The Management has the additional right to conduct viewings of the property between the hours of 8:00 and 19:00.

Il check-in è stato senza sforzo e l'host è stato incredibilmente reattivo e disponibile durante tutto il soggiorno. L'appartamento aveva un'atmosfera così accogliente e invitante, rendendolo la base perfetta per il nostro viaggio. Era impeccabile e molto ben curato. L'appartamento era estremamente confortevole con ottimi comfort — i letti erano super comodi, il soggiorno perfetto per rilassarsi e la cucina aveva tutto il necessario per cucinare qualche pasto. La posizione è fantastica, proprio nel cuore di Londra, vicino alla City e all'University of London. Inoltre, la posizione non potrebbe essere più comoda, a pochi passi dalla storica King's Cross Station. Ogni altro mezzo di trasporto pubblico era a due passi, rendendo facilissimo spostarsi e visitare tutte le bellezze che Londra ha da offrire.

The location of this unit is great and having two bedrooms in a city is really nice. That said, there are some real issues with the flat. Our biggest issue is that there was no heat for the first three days (in December!). Attempts to get the property manager to respond were futile, other than for them to send "instructions" which was nothing more than a photo of a thermostat from a different unit. They didn't send anyone, bring extra blankets or space heaters. The cold was challenging and really took away from our being able to enjoy our holiday. Once we got the heat resolved, we asked for a partial refund and they refused. After a long email, they agreed... only to ghost us. We are now taking this up with VRBO.The unit is very bare bones. Here's some more info:Internet - Horrible connection. We had to hotspot off our phones most of the time.Kitchen - Dish soap provided, but nothing else. No salt, pepper, tea bags, or dish towels. Chairs were on the verge of collapse.Bathroom - No plug for the sink. No washcloths. Slippery shower you need to climb into with no handicap rails.Bedrooms - No trash cans. No extra blankets. Even with the heat on, the front bedroom was uncomfortably cold. General - No laundry soap. No list of local businesses to find groceries, restaurants, etc.The key pick up is at a local convenience store (which went smoothly), but they don't tell you that you have to climb a significant hill with your luggage after you get the key.

Booked this apartment through Expedia/VRBO whom I trusted. Left this apartment in impeccable condition. Would not recommend this place as it is extremely difficult to get back the damage deposit. For weeks you keep getting promises that it is coming. To this day…no refund. Extremely disappointed with the lack of support from VRBO and CityApartmentStay.

Flat was just alright. Flat was clean but furniture was spartan and not very comfortable. Moldings and paint were not in good condition and contributed to a well worn feel. Hot water in shower was intermittent and unreliable. Wi-Fi was dial up modem quality. Good location close to shops and underground allows me to rate it 3 stars, otherwise sub-par.

I do not like to leave negative reviews, but the prior five-star reviews of this property certainly led us astray, and put a strain on our vacation. I want to start with a few positives. It is a nice location, not too far from King's Cross or Angel station (about 10-15 minutes walking), and the upgrades to the bathroom and kitchen appliances were nice. The towels were also nice and large. Unfortunately, the negatives far overshadowed these positives, as even the check-in process and incredibly large damage deposit put a pall on the experience. But more critically, the basement location makes for an incredibly musty area. Several dehumidifiers had to be running at once (although they were not out and running when we arrived for some reason, and so we had to find them), and then the water removed from those dehumidifiers several times a day. We may have arrived at an unseasonably warm or humid time, but this did not make for a vacation-like experience. The outdoor space looked nice, but the table was not clean enough to use. The Wifi was also a disaster, with a family of four not being able to use it, and anyone who wants to get work done will have to go out and find Wifi elsewhere. These are the things that one takes for granted, but not here. I rounded up from 2.5 stars, but this was not a five-star property, and the fact that an owner was not involved did not seem to assist, as the answers to questions were delayed and required additional follow-up that an owner would know.

L'endroit était impeccablement propre et bien entretenu, offrant un environnement calme et paisible. Il était entièrement équipé avec tout le nécessaire pour un séjour confortable, donnant l'impression d'être chez soi. L'emplacement est fantastique, situé près de City, University of London. Cet emplacement de choix est parfait pour les étudiants ou les universitaires en visite. La région est bien desservie par d'excellentes options de transports en commun, ce qui permet de découvrir facilement d'autres parties de Londres.

The flat was exceptionally cozy, making it a warm and welcoming retreat after a day of exploring the city. Every corner of the apartment was spotlessly clean, reflecting the high standards of the host. The beds were comfortable, the living area inviting, and the kitchen well-equipped for our needs. One of the standout features of this rental was the incredibly easy check-in process. The instructions provided were clear and concise, allowing us to settle in without any hitches. It's just a stone's throw away from the iconic King's Cross Station. This famous station is not only a bustling hub for travelers but also a fascinating piece of London's rich history.
