House Rules
• Please be courteous to neighbors and keep noise to a minimum when outside. We have decibel readers that track noise levels (these do not record conversations). Noise complaints may result in a $500 fine for excessive noise between 10 p.m. and 8 a.m.
• If smoking of any kind takes place inside, there will be a minimum charge of $500 for extra cleaning.
• Smoking outside is permitted.
• A maximum of 2 dogs are allowed for a flat fee of $125 per stay. No cats allowed. Requests to bring a 3rd or 4th dog are subject to approval and an additional $100 fee.
• Undisclosed pets will result in a $150 fee and may lead to reservation cancellation without refund. Guests are responsible for any additional cleaning or damage fees.
• No underage consumption or drugs.
• No parties or large gatherings.
• Renters must be 21 years or older to book and stay.
• Please remove your shoes when entering the house. The driveway has asphalt which can track dirt indoors.

Hot Tub Cleanliness Fine: $250
To avoid this, please follow these simple rules:
• Use beach towels only (no bath towels).
• Max occupancy: 7.
• No kids allowed without adult supervision.
• No diving or jumping.
• No food or drinks in the hot tub.
• No glass around the hot tub.
• Keep it clean.
• Respect neighbors and keep noise levels down.
• No smoking while in the hot tub.
• Turn off jets after use.
We respect our neighbors and will not tolerate gatherings, parties, or unauthorized guests. Any violation of house or community rules will result in immediate eviction without refund.
Additional Notes:
• Cell phone reception may be limited depending on your provider; Wi-Fi is available for connectivity.
• This property comes with a charcoal grill — just don’t forget to bring your own charcoal. Happy grilling!

This home is monitored by neighbors and staff who notify us instantly if a party or event takes place. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or `gathering` no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused.
