Please note:

1) This property is non-smoking. If evidence of smoking is discovered, a $250 fee per day will be assessed.

In the case of disrespecting the hot tub rules, if changing the hot tub water is required, a $200 fee will be assessed.

2) There is outdoor surveillance for the safety and security of guests and for the property.

3) Quiet hours are between 10pm and 7am

4) No Hunting on the property

5) No fireworks or any explosive devices on the property

6) Please be respectful of the neighbors. The lot is huge and private but we want to make sure they are comfortable also. Follow quiet hours and the above rules.

7) Please specify the accurate guest count and notify us. If you have more than 16 guests, over the age of 2, an extra guest fee of $25 per person per night plus service fee and taxes applies.

8) All day time visitors must be registered and included in the guest count

9) Please remember to thoroughly check all your belongings before leaving. If you forget something and want it shipped back to you, there will be a minimum $35 shipping fee.

12) No inflatable swimming pools are allowed on the grass because they can damage the grass. No Slip and slides allowed.

Please remember that you`re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

○ Bookings within 24 hours of check-in will require a driver`s license prior to check-in.

○ Local guests please contact me prior to booking.

○ Check all your belongings before leaving. Shipping forgotten items will incur a $35 fee.

○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
