TINY HOUSE · New Studio! Foam Bed, Hot Tub, Close to Downtown!
Studio apartment with lofted queen fully-foam mattress, full kitchen with open concept living space in gorgeous historic neighborhood with mile-long riverside park 2 blocks from home, 5 minute uber ride to downtown Knoxville, 1 block from restaurant and coffee shop, dog friendly with fenced in backyard, and large back deck with hot tub. Close to the University of Tennessee campus, World's Fair Park and Downtown Knoxville.
Your studio apartment is brand new, with a fully equipped kitchen. Climb the stairs to your lofted full foam queen bed. In the downstairs living space there is a ceiling fan, fully controllable heat and air system, a convertible couch that turns into a full bed and a 55 inch TV w/ Hulu, Netflix, Amazon, YouTube & Crackle.
There is a full private bath with a curtain door. The space is better suited for couples or the very best of friends. :)
Coffee is provided with an open fridge for any thing you may want to bring!
This studio is in a detached building in the backyard of our home. Because of this, you will have access to a fenced in back yard, large back patio, and hot tub!
We have young kids at home and we use the backyard space as well. Kids and pets may be in the backyard at any time. :)
We will likely be next door during your stay and will be accessible if you have any questions! We are two young working professionals and are often only home at night. We also travel often and will update you based upon the dates of your request!
Well-behaved and properly vaccinated dogs are welcome and usually limited to one dog per stay due to the size of the space. The pet fee is $55 per dog per night. The total cost will be added to your reservation cost after you book. Dogs must be crated when you are not home at the apartment with them. All requests for an animal to stay must be discussed with me in advance. If you have questions or need special recommendations, please send me a message!
We have a sweet dog and an adorable cat that will be going in and out into the shared backyard. They may want to say hi to you but will not be in your private living space!
The unit you have rented includes a ladder up to a lofted bed and we want to be extra careful. Because of this, we need to make sure you understand that using the loft to sleep or otherwise has inherent safety risks. We ask you not to use the lofted bed if you are under the influence of alcohol or other drugs, have physical limitations, or are otherwise limited in your ability to ascend and descend the ladder safely. If you have any concerns, please use the fold-out couch bed that is located on the ground floor!

By requesting to book this property I affirm and agree to hold Marianna Jablonski and Tyler Fogarty entirely free from any liability associated with the use of this real property, including financial responsibility for injuries incurred, regardless of whether injuries are caused by negligence.
Pet rules: You must notify me in advance if you intend to bring a pet. A $55 pet fee will apply. Only one pet per reservation please! if you have more than one pet and need special accommodation, please message me before booking. No pets on the furniture. Any pet you bring must be fully vaccinated. All animals must be well behaved and friendly towards other dogs, cats, and toddlers, as all three live on the property. If you have special circumstances and need accommodation, please message me to discuss!
No smoking is allowed on the property whatsoever. If you smoke on the property, a $200 cleaning fee will be assessed in order to properly clean the property and prepare it for future guests.
