Air Conditioning: Year round temperatures range from the low/mid 70’s to the mid/upper 80’s. If AC is important to you, look for a condo with a mini-split AC system like ours. Most condos at Kona Reef and elsewhere on the big island have wall units off the lanai which effectively only cool the living area and not the bedroom. In addition, wall units create a lot of noise on the lanai and even inside the condo. Our new powerful mini-split system is quiet (inside and out) and does a great job of cooling both the bedroom and the living area.

*Noise: Our condo is located near Ali’i Road and adjacent to a public beachfront park, so you may experience some road and park noise. However, we’ve taken steps to ensure a peaceful stay by installing upgraded glass that significantly reduces noise levels.

*Location and Access: The condo is situated on the 3rd (top) floor. Access is convenient via a combination of an elevator and just 8 steps up.

* Important Notice:
Please be advised that the Kona Reef Resort is currently undergoing a major Structural and Resurfacing Project (2025–2027), which includes concrete spalling repairs and related construction work. Guests staying in this unit may experience construction noise, scaffolding, dust, and limited access to lanais and parking areas during active repair periods.

To account for these impacts, rental rates for this unit have been reduced accordingly. We appreciate your understanding and cooperation as the resort completes these essential improvements to ensure the long-term safety and quality of the property.
