This property is meant to be a peaceful space for guests to connect with nature. Please do not book if you are planning to party. Quiet hours begin at 9PM – 8AM. The house is in a quiet, noise-intolerant neighborhood. Excess noise can result in fines and the termination of your reservation without refund. Per Joshua Tree noise ordinance, sound must be kept below 55 dB during the day (about the level of normal conversation), and below 45 dB (about the level of a quiet office or whispered conversation) between 9pm and 8am. We do not allow playing music on speakers at the house after 9pm, as it violates these thresholds.



This design-centric new build home has everything you need for a trip to Joshua Tree. It's 3-bedroom, 2-bath with a large backyard and extensive game room to supply fun for all friends and family involved.



Located just moments from the iconic Joshua Tree National Park, No Vacancy is the perfect base for your desert adventures. Whether you’re exploring the rugged landscapes or enjoying the local art scene, our property provides a peaceful sanctuary.



The house boasts a thoughtful design and can comfortably accommodate up to 6 guests, making it perfect for families or friends looking to unwind. With 1 king bed, and 2 queen beds in spacious bedrooms and 2 modern bathrooms, you'll have all the space you need to relax and enjoy your stay. A comfortable rollaway bed can also be provided for an additional sleeping area.

Maximum of 4 cars: Guests can park in the driveway outside the garage.



✦ Entry:

A keypad is located at the front door for a simple keyless entry. The personalized entry code will be provided to you 3 days before arrival.



✦ The Drive:

Super simple, flat, and safe road to get to the house. You will be taking all paved roads, so no dirt roads (common in the area).



✦ Internet:

The house has reliable high-speed internet, making for a perfect work-cation getaway! You can access your Hulu, Youtube, Netflix accounts with the Smart TV.



✦ Bedrooms:

Bedroom 1: King-size bed

Bedroom 2: Queen-size bed

Bedroom 3: Queen-size bed



✦ Kitchen:

Fully equipped with: refrigerator, oven, stove, microwave, and all the basic kitchen essentials; Pots/Pans/Plates/Cups/Utensils



✦Hot Tub Rules:

Hot Tub Use: Please avoid using the hot tub immediately after it’s been serviced, as chemical levels are temporarily elevated. We have weekly pool cleanings, this day may fall on your stay and your cooperation will keep the hot tub clean and balanced at all times.

Please rinse off any oils, lotions, or substances before entering the spa, as these can affect water quality and cause discoloration.

No drinking in the hot tub, please.

Be sure to keep the cover on when not in use, especially since we're in the desert and debris can easily get into the water.

Any misuse of the hot tub may result in an additional charge for extra maintenance.







✦ Security:

An exterior security camera is located at the front of the house for your security. NO cameras inside the property.



✦ Commercial Photography/Video:

We allow commercial photography and video for an extra cost. Please let us know if you're planning on using the space for that.



✦ No Parties

Please be aware that parties and large gatherings are strictly prohibited in this house. We prioritize the safety, comfort, and enjoyment of all our guests, as well as our neighbors. We kindly request that you respect this policy during your stay. Failure to do so, will result in a $500 fine for guests.



✦ Late Check Out

Any late check-out beyond the 15-minute grace period will incur a $100 fee.



✦ Unauthorized Guests and Pets:

Any unauthorized guests or pets will incur a $100 fee per guest or pet. Please note that we do NOT allow cats in the property.



✦ Any missing or damaged property will result in a fine. Please take care of our home as if it were your own.



✦ Perfect for Families or friends looking to unwind and escape the hustle and bustle. Stargazing enthusiasts seeking clear, unpolluted skies. Nature lovers wanting to be close to the unique desert flora.



◦ Items left behind will incur a minimum return shipping fee of $50, depending on the shipping address

* Additionally, any unauthorized late check-out beyond the 15-minute grace period will incur a $100 fee

* Pet Fee is $100 per pet

-We are unable to accommodate cats due to the owner's severe allergy. Appreciate your understanding!
