HOUSE RULES – ZERO TOLERANCE POLICY

These house rules are strictly enforced to protect the home, our neighbors, and same-day turnovers. Failure to comply may result in fees, removal from the property, or cancellation of the reservation without refund.

Check-in is at 4:00 PM and checkout is at 10:00 AM. Early check-in or late checkout must be requested, approved in writing through messaging, and paid for prior to arrival. Same-day requests or assumptions are not permitted under any circumstances.

Reservations must meet the minimum stay requirements displayed at the time of booking. Once a reservation is confirmed, it cannot be shortened for a refund if doing so would violate the minimum stay or create unused gap nights. Any approved date changes are at the host’s discretion and are not guaranteed.

Any unapproved early check-in or late checkout will result in fees due to operational disruption. Unapproved early check-in will incur a $75 fee. Unapproved late checkout will result in a $75 fee for the first 30 minutes, $50 for each additional 30 minutes, and occupancy beyond 11:00 AM may be charged the full cost of an additional night. These fees cover delayed cleaner access, additional labor, and impact to incoming guests.

Well-behaved dogs are welcome. A $119 non-refundable pet fee per pet applies, and all pets must be disclosed and included on the reservation. Pets are not permitted on beds or furniture and may not be left unattended in the home or backyard. If evidence of an undeclared pet is found, a $149 undeclared pet fee per pet will be charged. Additional cleaning, damage, or allergen treatment caused by pets will be billed separately. All pets must be declared at the time of booking. Undeclared pets are subject to an additional pet fee and may require a reservation alteration prior to or during the stay. Failure to disclose a pet may result in additional cleaning charges or cancellation in accordance with Vrbo policy.

Smoking or vaping of any kind is strictly prohibited inside the home. Any evidence of smoking or vaping, including odors, residue, ash, burns, cigarette butts, or devices, will result in a $249 smoking remediation fee. Severe cases requiring ozone treatment, deep cleaning, or replacement of furnishings may result in additional charges. Smoking violations may result in immediate cancellation without refund.

Quiet hours are enforced from 10:00 PM to 8:00 AM. Excessive noise, neighbor complaints, or law enforcement involvement may result in a $150 disturbance fee and may lead to immediate termination of the reservation without refund.

Only registered guests are permitted on the property unless prior written approval is granted. Any unapproved guests will result in a $100 fee per person, per night. Repeated or intentional violations may result in reservation termination without refund.

Parties, events, or gatherings of any kind are not allowed unless explicitly approved in writing. Violations may result in immediate cancellation without refund and additional cleaning, damage, or security fees.

Guests are financially responsible for the home and all of its contents. Missing, stolen, or damaged items will be charged at full replacement cost. Excessive trash, bodily fluids, odors, or biohazards will result in a $75 minimum excessive cleaning fee, plus additional labor, materials, or remediation costs as required. Accidental damage should be reported immediately so it can be resolved quickly.

Before checkout, guests are expected to bag and place trash in outdoor bins, start the dishwasher if used, and place used towels in designated areas. Failure to follow checkout instructions that results in extended cleaning time will incur additional cleaning fees based on labor required.

In the event of an emergency, guests must notify the host immediately via Vrbo messaging or phone. Emergencies do not automatically authorize early check-in or late checkout unless approved in writing.

By booking this property, guests acknowledge and agree to all house rules and associated fees. Violations may result in charges through Airbnb’s Resolution Center, removal from the property, or cancellation of the reservation without refund.
