Enter the apartment and you'll be greeted by a welcoming hallway, 3 spacious bedrooms, a family bathroom, cosy living room and kitchen with dining area - perfect for slow mornings or cosy evenings in.



The kitchen is fully equipped with everything you need for a coffee or a home-cooked meal including an electric hob, oven, microwave, and coffee machine.



There’s also a dishwasher and washing machine available free for your use! The living space has a comfy sofa, a dining table, and a smart TV for unwinding after a day of exploring.



The house is just a 5-minute walk from Leith Walk, around 20 minutes from the Edinburgh Playhouse, and about 25 minutes from Waverley Station and Princes Street. You’re also only a short stroll from the Balfour Street tram stop, offering quick and easy connections between Edinburgh Airport and Newhaven.

The Neighborhood:

The house is located in one of the world's coolest neighbourhoods! It is also a short walk from the Balfour Street tram stop which provides easy transport through the city between Edinburgh Airport and Newhaven.



Other Things to Note:

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).



There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.



For local license compliance and safety, the property also benefits from smoke alarms, a heat alarm and a carbon monoxide detector.



Interaction with Guests:

This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.
