The Space:

Welcome to this cosy 55 m² 2-bedroom apartment on the ground floor of a building without a lift, perfectly situated in the heart of Fountainbridge. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom 1: 1 double bed, Bedroom 2: 1 double bed. The bathroom has a shower/bathtub.



The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, stove, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 4 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Set just a short walk from the Grassmarket and the foot of Edinburgh Castle, this apartment is ideally placed for exploring the city without being in the thick of the tourist crowds. The Old Town, the Royal Mile and the atmospheric closes and wynds that run between them are all reachable on foot in around fifteen minutes.



The Meadows, one of Edinburgh's most loved open green spaces, is equally close — perfect for a morning walk or an afternoon picnic. Tollcross is just around the corner, with the King's Theatre, the Cameo Cinema and a good selection of neighbourhood restaurants and bars. Bruntsfield, with its independent coffee shops and delis, is a short stroll further south.



For transport, Haymarket station is about ten minutes on foot, offering ScotRail connections across Scotland and the Edinburgh Tram line directly to the airport. Several Lothian Bus routes along Lothian Road and Fountainbridge connect quickly to Princes Street and the city centre.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
