This lovely modern first floor apartment, sleeping up to 4 guests, offers private parking in a secure underground car park with lift access to the property. It has 2 bedrooms, one double and one twin both with plenty of cupboard space. The twin bedroom has an en-suite shower room with shower toilet and wash hand basin and there is another separate bathroom with bath, shower over, basin and toilet. A well-equipped kitchen offers electric oven and gas hob, fridge freezer, dishwasher, and washer dryer. There is plenty of cookware, glass cutlery and china provided for visitors wishing to cook at home. The large comfortable sitting room is furnished with comfortable seating for 6 including a sofa bed for the use of larger parties. A TV with DVD player and a CD player have been provided for guest entertainment as well as free Wi-Fi
We meet all guests at the apartment until 6pm, after this, they are can collect keys to the property from a nearby key safe. We are available by telephone 7 days a week to help with any problems that our visitors may encounter.
Annandale Street is situated just off Leith walk close to the fashionable ‘Broughton Village’ area. The apartment is only 10 minutes’ walk from the East end of Princes Street and is close to The Edinburgh Play house, the multi-screen Omni centre and a wide selection of bars and restaurants. Broughton Street is Within 5 minutes’ walk of the property and the area offers a wealth of interesting cafes, bars, and restaurants as well as a choice of lovely independent shops and galleries selling gifts, cards, clothes, and artwork. There is an award-winning butcher (the perfect place to buy haggis!) a traditional family run fishmonger called ‘Something Fishy’ and a selection of great delicatessens and health food shops.
The apartment is only a short walk from York place where you can pick up a tram to and from the airport and there are also good and frequent bus services from the Leith walk. Waverly Station is 12 minutes’ walk away
Arrival time is from 3pm but we can often allow you to drop off luggage earlier than this on request. Departure is by 11am but a later check out can sometimes be arranged so please ask if you have special requirements.
Please note that there is a minimum 3-night minimum stay.
No pets and no smoking please. Please note that you are in a residential area and we ask you to respect the local inhabitants and keep noise late at night and early in the morning to a minimum. The apartment is wheelchair accessible, but the there is a step up to the shower, so please call for more information before booking if you have special requirements.

The dryer wasn't working in the washer/dryer appliance. We contacted the host. They were not able to get this fixed. This was disappointing as this was the reason we chose this unit. We were there 4 nights. We did request towels, as we couldn't wash and dry these. They did bring some per our request. They did give an apology, but that was their only response. Would not stay there again.

The location of the flat is ideal. It's a residential neighborhood, mostly, but very very close to commercial properties where you can eat a nifty breakfast or lunch or dinner. Walking to the center of town if a breeze. The property was just right for us all around, and the owners were kind enough to let us into the building earlier than advertised because our flight came in pretty early. The people of Edinburgh are wonderfully pleasant, kind, helpful—everything you would wish. I can't praise the whole experience enough.

4 of met together from California and Connecticut for a Bucket List trip to Scotland. The flat was perfect for us, spotlessly clean and, best of all, 2 bathrooms! The only negative for us from Connecticut was that the duvets on the beds were waayy heavier than we are used to and a bit too warm for comfortable sleeping. A choice of a lighter weight blanket would have been helpful. We used the Elm Row bus stop for getting around the city, very convenient. All in all, a very good experience and would come back again!

We were very happy with this accessible flat on quiet and uncrowded streets. We came for the Edinburgh Tattoo, and with the Fringe Festival on at the same time, Princes Street and High Street quickly became packed with people. We could easily get to those places, but could also get away to our neighbourhood. We were also close to Calton Hill, great restaurants on Broughton Street, and many grocery stores. Above all, being able to roll in through the back door and take the lift to the flat was safe and easy for my brother-in-law.

Die Wohnung liegt super nah zu Innenstadt, Parken in der Garage hat super funktioniert. Der Scancode fürs Parken vorm Haus hat nicht funktioniert. Das Zimmer mit den Einzelbetten super, aber die Matratzen sehr unbequem. Das Zimmer mit dem 140 Bett so klein, dass wir die Koffer im Flur hatten und daraus gelebt haben. Die Griffe der Badezimmertür fielen ständig ab, sollte man mal reparieren. Es wäre schön wenn man das Porzellan mal wieder auffüllt, dass es von allem die doppelte Menge gibt. Ansonsten fast alles da was man braucht.

Great location and comfortable accommodation. Any questions we had regarding our stay was answered in a timely manner. We would definitely recommend the property to friends and family. We enjoyed our stay!

The apartment was really nice and clean. We enjoyed our stay a lot. After sightseeing it was like coming home. We had a lot of extras we did not expect, like a second bathroom, a lot of kitchen supplies, books and games, etc. The location is really calm and the centre is only a few bus stops away which was the perfect mixture. It took us about 7 minutes to get to a bus stop. Only thing to notice is that the beds are a bit short. It was not a problem for us (around 1,62cm) but bigger people may have the feet hanging out.

This property is exactly as advertised. It is a bright, spacious place perfect for families and very close to the city centre. It was well stocked, clean and management was very responsive. We would stay again!

The flat was just as I expected. Very comfortable and perfect for 4 adults. It was a quick ride to the Royal Mile and Ubers were readily available. There also were plenty of pubs and restaurants within a couple minutes walking distance. We enjoyed our stay and would recommend it.
