The path into the property is unpaved and has a flattened caliche road so please keep this in mind when planning your transportation.

Reservation Agreement
As part of our standard check-in process, our management company will send a separate reservation agreement to your personal email for digital signature. This agreement outlines specific house rules and expectations provided by the property owner. It is not in conflict with any booking platform's terms but exists to offer greater clarity on this unique property. If you would like to review the agreement in advance, we’re happy to provide a copy—just let us know.
Important Property Notes
Access Road
The final stretch of road leading to the property is unpaved and made of caliche. A truck or SUV is ideal but not required—just drive with care.
Phone Signal
There is no cell phone signal at the property. Please plan accordingly.
Wi-Fi
Limited satellite internet is available, and service may be affected by weather conditions.
Rain & Tipi Design
Traditional tipis have an open top by design. During rain, it is possible for a few drops to enter the structure. We recommend bringing appropriate gear just in case.
Cooling Systems
During hot months, portable cooling systems in the tipis and tents may struggle to keep up with high temperatures. They are most effective in the evenings and typically cool the interior to about 20°F below the outside temperature.
Wear & Tear
The canvas structures may show signs of use such as dirt, staining, or minor wear (rips or repairs). This is part of the natural and rustic experience.
Dark Skies
The property is in a dark-sky zone with minimal outdoor lighting. We recommend packing a flashlight or headlamp for nighttime movement.
Pets
Pets are welcome with approval. A pet agreement must be signed, and a $25 per pet fee will be invoiced separately after booking.
Children
The property is not childproof. It offers a rustic, camping-style experience with gravel paths, uneven terrain, and potential wildlife. Parents are responsible for determining whether the environment is suitable for their children.
Liability Waiver
By staying at this property, you acknowledge and accept the inherent risks associated with rural accommodations, including hiking, wildlife, limited medical access, and interaction with natural elements. You agree to take full responsibility for your safety and the safety of everyone in your party, and to hold the property owner and management company harmless in the event of injury, accidents, or damages. This includes but is not limited to risks related to intoxication, medication use, medical conditions, or pregnancy.
By confirming your reservation, you agree to the terms listed above and acknowledge that this serves as a binding agreement between you, your guests, and the property host.
