The Space:

The open living area features comfortable sofa seating, streaming TV, and a queen murphy bed for flexible sleeping. A dedicated workspace with WiFi keeps you connected for remote work or quick check-ins. The full kitchen is equipped with stainless steel appliances including refrigerator, oven, stovetop, microwave, and dishwasher, plus stone counters and island seating for casual meals. The private bedroom offers a queen bed with quality linens. One full bathroom with single vanity and walk-in glass shower. Washer and dryer in unit. The covered patio is a quiet spot for morning coffee or evening unwinding. Garage and driveway parking for 2 vehicles, plus RV parking available. Dogs welcome, up to 2 dogs under 40 lbs. Sleeps 4 guests comfortably. In winter, enjoy the mild desert climate for hiking and exploring nearby trails. Summer brings hot days by the resort pools and long evenings on the patio under the stars.



Guest Access:

You'll receive a QR code to scan for gated community entry and exit. The code will be sent to the email and phone number on your reservation. Garage and driveway parking for 2 cars maximum. One RV parking space available without hookups. For HOA security, please provide vehicle make, model, year, color, and license plate number to guest services after booking.



The Neighborhood:

🌿 The New Vineyards community offers two resort pools, lighted tennis and pickleball courts, a firepit gathering area, clubhouse, and fitness center. Downtown Coachella is a 10-minute drive with shopping and diverse dining. The El Paseo shopping district in Palm Desert, known as the Rodeo Drive of the Desert, is about 20 minutes away with designer boutiques, art galleries, and upscale restaurants. Multiple championship golf courses are within 15 minutes. Downtown Palm Springs is roughly 30 minutes, featuring vintage shops, interior design stores, cafes, and galleries. The Palm Springs Aerial Tramway and hiking trails in the San Jacinto Mountains are about 40 minutes. Natural hot springs and world-class spas are throughout the Coachella Valley.



Getting Around:

The home is located off Highway 86 in Coachella. Palm Springs International Airport is approximately 30 minutes north via I-10. Downtown Palm Springs is a 30-minute drive west on I-10. Indian Wells and La Quinta are about 15 minutes northwest. Joshua Tree National Park's southern entrance is roughly 45 minutes northeast on Highway 86 and Dillon Road.



Other Things to Note:

• Pets welcome! Dogs only, maximum 2 dogs 40 lbs or under. A flat $150 pet fee will be required in addition to your booking cost. Message us after booking to arrange payment. Please pick up after your pet to avoid fines. Cats are not allowed.

• Washer/Dryer: In-unit

• Parking: 2 cars maximum in garage and driveway. RV parking for 1 RV available without hookups.

• Quiet hours: 9pm to 8am. Please keep all noise contained during these hours out of respect for full-time residents.

• Vehicle information required: For HOA security, provide make, model, year, color, and license plate number for all vehicles to guest services after booking.

• Street sweeping: On the 15th of each month, no street parking is permitted. Keep all vehicles in garage or driveway.

• Fireplace: Not available for guest use.

• No parties or loud music at any time.
