Cape Cod Large Family House Association Beach

Our small sandy association beach offers views of Buzzards Bay . Large kitchen, DR & LR with sunroom/game room and cozy TV Room are perfect for holidays and vacation. 4 Bedrooms and crib room .3.5 baths. Upper covered porch and small patio have marsh and waterviews . Seasonal Hot Tub and outdoor shower. Only 2 children under the age of five. Single adults traveling without a family must be at least 25 years old.
The space
Just 1.5 hour from Boston on the peaceful Wings Neck peninsula in Pocasset, you can enjoy a Covid Safe getaway with your family in this rambling, sunny contemporary cape style home(3,600 sq. ft.) with cathedral ceilings and skylights. It is a charming well-kept house inside and out.

The lovely interiors, with country antiques and French provincial vintage furnishings, along with contemporary original artwork by Cape Cod artists and a few choice accessories offer a unique vacation home . The lawns and landscaping with lovely outdoor spaces offer a special beauty and tranquility.

Enjoy cooking and dining in the large airy kitchen with a table seating 6 -8 as well as a counter for 4 under a cathedral ceiling with skylights.

The adjacent cozy size family room with cathedral ceilings and skylights has a large comfy sofa w 2 recliners to enjoy watching shows on the Smart TV.
The Sun Room next to the kitchen and family room is perfect for relaxing with your morning coffee, lunch or hors d'oevres ; playing cards or a board game while overlooking the flower gardens and marshy water views across the street. One glass slider goes out to the deck and backyard with grill and the several patio tables seating 8 . Another sliding door opens to a small patio for 2-4 people. The Backyard has hot tub and outdoor shower.

From the Sun Room, you will enter the beautiful Dining Room that seats 8 around a vintage white washed French provincial table with beautiful upholstered chairs . A bar sink and refrigerator offer easy dining . The glass sliding doors lead onto the deck and backyard with grill.

The Living Room has a wide entrance from the Dining Room. It is a very spacious sunny room featuring a cathedral ceiling and skylights as well as windows on three sides. The three seating areas offer spaces for adults and older children : puzzle making, conversations, reading , board games etc. The large contemporary fireplace and stone hearth in the center of the room offers cozy fireside relaxation.

The 5 bedrooms and 1 youth/crib room are spread throughout the house. It is important to review the floor plan for the bedroom locations with the host . Three Bedrooms and the Crib Room are in the Main House and the other two bedrooms are part of the finished Garage. One bedroom is over the garage . It is appropriate for children over the age of 12 as one must go down a flight of stairs and through the garage and kitchen to a bathroom. One bedroom is small with a single bed.

The romantic, very private 2nd floor master bedroom suite has a king bed and a seating area. The Crib Room in the suite has a crib and a toddler bed. The large airy master bath has a two person Soaking Tub and a large walk-in glass shower. This bedroom has two stairways: one is circular and the other is carpeted stairs with a walk across the charming water view open air porch .

This lovely porch has comfortable seating and a round table for six and smaller tables as needed ; a lovely spot to enjoy breakfast, lunch or dinner as well as evening drinks. Sea breezes .

At one end of this porch is a sliding glass door leading to a hallway with a half bath, a 2nd fl bedroom with three twin beds ( or a king and a twin ) . Carpeted stairs lead to the 1st floor with a full bath with a shower, the family /TV room and kitchen .

The first floor bedroom is a 2nd smaller master bedroom with a queen size bed and a full bath with a shower/tub that has handicap bars .The glass panel doors overlook the lovely backyard. It is in a quiet location off of the living room.

The 4th Bedroom over the Garage/Rec Room is a loft style room . It has 4 twin beds that can be made up as 2 kings . There is a round table and chairs ; good room for teens or adults. It is a quiet place to work remotely.

The 5th small bedroom is seasonal (no heat). It has a single bed . It is behind the Rec Room with a wall of windows and a door to the backyard outdoor shower and hot tub. This room can also be used as a changing room or a quiet spot for working remotely, a nap or reading.

The side entrance to the house from the Pier View Driveway has a laundry room with washer and dryer with a door to the 'seasonal Rec Room ( formerly a two car garage.) complete with a ping pong table, games, books , game table and a large comfy kid friendly sectional sofa and 2nd Refrigerator.

Wings Neck Peninsula has lovely neighborhoods for bird watching, walking and biking as well as nearby waterways for kayaking, canoeing and boating . Pocasset Harbor is an easy 15 minute walk or 5 minute drive. There are beautiful biking trails within 10 and 15 minutes on the Cale Cod Canal and the Shining Sea Bikeway in Falmouth . Excellent Bike Rentals . Notable Cape style restaurants in Bourne as well as many restaurants and shops in nearby Falmouth, Mashpee and Sandwich. The Ferry to Martha’s Vineyard is 30 minutes south in Woods Hole.

AIR CONDITIONING :

There are room air conditioners in :
Master Bedroom and crib room, the 1st floor bedroom, Loft Bedroom over the Rec/game room, and the Rec/game room . Fans are provided for all rooms.

The breeze coming from the harbor is often just perfect so that air conditioners are not needed.
Guest access
Guests have access to the private association beach three houses down the lane as well as the Pocasset harbor boat ramp and beach just a 15 minute walk or a five minute drive away. Monument beach is a short 8 minute drive. Other larger beaches are within 20-30 minutes by car.

Public Tennis courts are available 5 minutes from the house as well as playgrounds and many beautiful golf courses…. Miniature Golf.

The ferries to Martha's Vineyard and Nantucket are in Falmouth, Woods Hole as well as Hyannis .

Whale watching trips leaving from Barnstable Harbor and Provincetown are absolutely incredible with dolphins and a variety of whales as well as a beautiful boating experience.

Having lived on Cape Cod for over 40 years, I will give you local tips to avoid crowded areas ... and have unique adventures not listed in all guidebooks.

Summer outdoor living here is perfect for unwinding, reading, snacking and dining on the upper porch as well as the private backyard with seating areas and of course the hot tub.
