Close to the medieval village of Castiglion Fiorentino. Beautiful villa situated only 1 km outside the medieval and characteristic village of Castiglion Fiorentino, reachable with a shot walk, endowed with shops, cafés and restaurants.

All around the house a wide partially fenced garden. For the exclusive use of our guests: the gazebo, equipped with table and chairs, the barbecue, the lovely swimming poolb and a solarium area equipped with sun beds, deckchairs and sun umbrellas. On a side of the garden the owner's house, who will be a discreet and certain presence for any information or need.

Ground Floor: going up 4 steps, porch equipped with table and chairs, entrance in the wide living-dining room with kitchen corner, double bedroom, twin bedroom, two bathrooms with shower, sitting-room with double sofa bed, small bathroom (washbasin, WC and bidet), kitchen-dining room, wide living-room with sofas and TV, two double bedrooms each with en-suite bathroom with shower.
First Floor: with access through internal staircase, wide living-room with fireplace, sofas and TV, two double bedrooms, bathroom with shower. Large panoramic balcony with view on the village of Castiglion Fiorentino.
Aristocratic and elegant finish and furnishing. The internal finish and the furniture are very well refined and each room is characterised by hand made painting which give to the house an elegant and aristocratic feel. There are some pieces of period and valuable furniture.

Arrival: in the afternoon between 4 p.m. and 7 p.m. - Departure: in the morning between 8 a.m. and 10 a.m.

NOT INCLUDED IN THE RENTAL PRICE:
Breakage deposit Euro 500 (payable in cash at the arrival and held by the owner for the duration of your stay).
Obligatory final cleaning Euro 280.
Heating Euro 2 per m3 (if used).
Small size pets are welcome on payment of Euro 5 each per day.
Air conditioning in the bedrooms Euro 0,70 per kwh (if used).
Swimming towels available on request on payment of Euro 3 each.
Tourist Tax Euro 1 per person per day, applied for the first 7 days only, children up to 14 years do not pay.
Wood Euro 15 each 100 kg (if used).

It is not possible to charge electric cars at the house, but at the charging stations located a few kilometers away.

Methods of payment by bank transfer:
at the time of booking confirmation we will require the payment of a 30% deposit of the total amount of the booking.
The payment of the balance is required within 45 days before the beginning of the stay.

Cancellation policy:
-30% of the rental price for cancellations received up to 45 days before the rental.
-100% of the rental price for cancellations received between the 44th day and the day of arrival, and in case of No Show.
