The bright and welcoming living area provides a comfortable space to relax after a day exploring Brighton. Make yourself at home on the comfortable sofa and enjoy the Smart TV. Free Wi-Fi is provided, so you can log into your own Netflix, Prime Video or other streaming services. The fully equipped kitchen has everything you need for a self-catering stay, including a hob, microwave, oven, washing machine, and all essential cookware, glassware, crockery and cutlery, making it easy to prepare anything from a quick breakfast to a relaxed group brunch. Complimentary tea and coffee, along with salt and pepper, are provided, so please help yourself. There is a dining table that seats 6 guests and an additional breakfast counter for additional seating. The comfortable living room features a comfortable double sofa bed, allowing the property to accommodate up to six guests.

Our Guest Promise
We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!
Check-In
We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.
Damage Deposit
We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.
Smoking
To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.
Noise
To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Age Policy
The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.
A Quick Note on Deposits and Property Care
If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
Please note: Access to the property includes one entrance step, and the bedrooms and bathroom are reached via an open-tread staircase. Guests travelling with young children or those with limited mobility should consider whether the staircase is suitable for their needs.
