Welcome to The Griffith's Perch, your home away from home in the heart of downtown Boise. This stylish and spacious three-bedroom, two-bathroom condo comfortably accommodates up to six guests, making it an ideal choice for families, friends, and business travelers alike. Step outside and you'll be just a short walk from Boise's vibrant restaurants, local breweries, cozy coffee shops, boutique shopping, live entertainment, and the beautiful Boise Greenbelt, giving you the perfect blend of urban convenience and outdoor adventure.

The primary suite offers a luxurious king bed, a private en-suite bathroom with a double vanity and walk-in shower, a spacious walk-in closet, and a Roku TV for relaxing at the end of the day. The second bedroom features a comfortable queen bed and its own Roku TV, while the third bedroom also includes a queen bed, providing a restful space for everyone in your group.

The open-concept living area is designed for gathering, dining, and relaxing. Prepare meals in the fully equipped kitchen, enjoy casual dining with seating for three at the kitchen island, or gather around the dining table that seats six. The spacious living room offers plenty of comfortable seating for everyone, and an additional table for four provides the perfect spot for card games, puzzles, or remote work.

With fast Wi-Fi, Roku TVs, and a thoughtfully designed layout, the condo offers everything you need for a comfortable stay. Whether you're visiting for a weekend getaway, a business trip, or an extended vacation, you'll enjoy the convenience of being in the heart of downtown while having a modern, comfortable space to call home.

House Rules:
*Plan to grocery shop: except for one roll of toilet paper per toilet at the top of each stay, we do not supply consumable products (TP, paper towels, soaps, spices, etc.). Consumables left behind by a previous guest may be used or discarded.
*Quiet Hours are between 9pm – 8am.
*There cannot be more than 6 people in or on the property at one time and no more than 6 occupants overnight.
*We do offer late check-out and early check-in, when possible, for a modest additional fee for our cleaners. An unplanned late check out really affects our cleaner's schedule. If you do not arrange a late checkout in advance, there is a $55 fee. If you do not checkout by noon, you will be charged an additional night's stay.
*This is a non-smoking house. $500 smoke mitigation fee will apply if smoking of any variety is found.
*Please remove shoes when entering the home to protect the flooring and reduce dirt intrusion.
*No pets allowed. If discovered, any unauthorized pets will need to be immediately removed and a pet mitigation charge of $500 will apply.
*Events or content creation activities of any kind—including baby showers, receptions, birthday parties, photo shoots, filming, and social media/video production—are not permitted. Unauthorized events or productions will result in a minimum $1,500 charge and immediate removal from the property. Additional charges for damage may also apply.
*Sometimes it's hard to know what sound level is too much so we use a noise monitoring device. It won't invade your privacy because it does NOT record actual sounds or conversations; it only monitors the ambient noise level (measured in decibels). If it goes off, it gives us a chance to warn you that your sound level is such that it could upset our neighbors.
*There is also a camera system to monitor the outside of the home.
*If a failure to follow the house rules impacts the next guest's stay and causes us to need to discount or refund that next guest you agree to be responsible for the resulting cost.
