The Space:

Soft winter light streams through the living area as you step onto the patio with a warm drink, letting the gentle Austin breeze set the tone for a relaxed stay. The open‑concept layout invites you to unwind on the sofa or gather around the TV after a day of exploring the city. Evenings feel calm, with the shared pool and hot tub glimmering under the night sky, ready for a soothing dip.



Sleeping arrangements

The apartment sleeps up to 11 guests across four bedrooms and additional options. Three private bedrooms each hold a queen bed. The fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair. A queen‑size sofa sleeper in the living area provides extra sleeping space, and a queen air mattress is available when needed. Linens, extra pillows and blankets are supplied.



Living space

The entry opens directly into an open‑concept living area that flows into the kitchen. A comfortable sofa anchors the room and converts into a queen‑size sofa sleeper. Large sliding doors lead to a private patio, offering a quiet spot to enjoy the cooler season without leaving the apartment.



Kitchen & dining

A well‑equipped kitchen supports everyday cooking, while a breakfast nook with seating creates a casual spot for coffee, meals or planning the day ahead.



Work & connectivity

High‑speed Wifi and an Ethernet connection keep you connected for remote work or streaming. A dedicated workspace with a desk and chair provides separation when you need focus. Central air conditioning and heating maintain comfort throughout Austin’s mild winter.



Outdoor & shared amenities

Step outside to a shared outdoor pool that is available year‑round during posted hours, and a shared hot tub for relaxing evenings. A shared gym nearby offers additional fitness options. An outdoor playground and open backyard space are perfect for families.



Access, parking & stay details

A private entrance and self‑check‑in via smart lock give you independence upon arrival. Free on‑site parking and additional street parking are provided. The home is single‑level with no stairs, and it is pet‑friendly, welcoming longer stays. Exterior security cameras face outward at the front door, and a noise monitor helps maintain quiet hours.



Neighborhood

East Riverside offers a residential, peaceful setting with green spaces close by and easy routes to downtown Austin, the University of Texas and the airport. Live music, dining and cultural attractions are just a short drive away, while the quiet neighborhood makes it easy to rest and recharge each night.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
