Ideal for large families or groups of friends, the villa features a bright open-plan living and dining area. The living area is equipped with a spacious L-shaped sofa, perfect for relaxing, socialising and watching TV.

The modern kitchen, which stands out with a fantastic central island, is fully equipped and ideal for preparing all daily meals. In addition to crockery and basic utensils, the kitchen features a coffee machine, microwave, oven, induction hob and fridge, as well as other appliances to help with everyday life.

Access to the stunning outdoor space is conveniently from the living area, so you can easily gather the group outside and enjoy the fantastic natural light throughout the day. The outdoor area is a true leisure retreat, featuring an inviting private pool, sun loungers and a barbecue area for unforgettable dinners under the stars.

The villa comprises four harmoniously decorated bedrooms with wardrobes for your belongings. Three of the bedrooms are fitted with sumptuous king-size beds, two of which benefit from direct access to a spacious sunny balcony. The remaining bedroom features two comfortable single beds.

All beds come with quality bed linen to ensure maximum comfort.

The three bathrooms (one of which is an en-suite) are fully equipped with all amenities, including towels and toiletries for your convenience.

For your total convenience, the property also offers parking in a private garage.

The outdoor area is equipped with security cameras to ensure the safety of all guests.

The space is always professionally cleaned.

Golf enthusiasts will also appreciate being just a few minutes away from the renowned PGA Aroeira golf courses, set within a beautiful pine forest environment.

The true highlight of this location is its privileged connection to nature and the ocean. Just minutes away lie the golden sandy beaches of Costa da Caparica and the iconic Fonte da Telha. Whether you’re catching waves, exploring scenic trails along the Arriba Fóssil Protected Landscape, or simply enjoying a sunset drink at one of the lively beach clubs, every day invites you to embrace the outdoors.

Beyond its coastal charm, this property also serves as an excellent base for exploring some of Portugal’s most renowned destinations. The vibrant city of Lisbon is just a 20–30 minute drive away, via the iconic 25 de Abril Bridge, offering easy access to culture, history, and nightlife. Nearby, in Almada, you can visit the impressive Cristo Rei Sanctuary or enjoy a riverside dining experience in Cacilhas. Heading south, the breathtaking landscapes of the Arrábida Natural Park and the picturesque fishing village of Sesimbra make for perfect day trips.

The property is located in Charneca de Caparica, a quiet residential area in the Lisbon Metropolitan Area, with good transport links.

The nearest airport is Lisbon Humberto Delgado Airport, approximately 30 to 40 minutes by car via the A2 motorway and the 25 de Abril Bridge, making it the most practical option for arrivals and departures. Taxis and ride-sharing services such as Uber are available for the journey.

Charneca de Caparica is served by Carris Metropolitana bus routes connecting to Almada and Lisbon, though for greater comfort and freedom to explore the coastline and surroundings, we strongly recommend using your own vehicle.

On foot or by bike, the beaches of Costa da Caparica are just a few minutes from the property — perfect for a morning stroll along the seafront.

This is a self check-in property and you will be asked to verify your identity before being able to check in to the apartment (15:00).

We ask all guests to fill in a registration form that will be sent after the reservation is confirmed, in accordance with the legal obligations set out by the local authorities in Portugal.

There is a zero-tolerance smoking policy on the property. If our team discovers any evidence that this rule has been violated (e.g. smell of tobacco, ash, cigarette butts, etc.), we reserve the right to charge a fee of at least €200 EUR.

Please note that for stays longer than 30 nights, a fair usage policy for utilities will apply with an included limit of €80.

For the first few days, we provide the following basic amenities: small containers of shower gel, shampoo and soap, toilet paper, kitchen roll, sponge, washing-up liquid and a bin bag.

Extra keys: €20 (extra set when possible, lost keys or door-opening service).
Extra cleaning: price of a cleaning fee.
Extra linen: €30 (towels and bed linen for 2 people, i.e. when the sofa bed is not included).

To ensure water quality, pool maintenance is carried out every Wednesday by a technician with exclusive access to the exterior and garage, fully preserving your privacy.

The outdoor area, including the pool, has surveillance cameras to ensure the safety of the property and guests.
