By booking this property, you and your guests acknowledge and agree to all listing details, house rules, including the separately attached Additional House Rules document. Please review all materials carefully prior to booking.

• Up to 1 well-behaved, house-trained pet allowed if included on reservation, leashed outdoors, crated when alone, and kept off beds and furniture. Guests are responsible for all cleanup.
• Starter cleaning and paper goods provided. Please bring firewood and additional supplies as needed.
• Private dirt road cannot accommodate large trucks or buses.
• Travel insurance strongly recommended. We must follow cancellation policy and cannot refund for weather, outages, illness, or events outside our control.
• Messaging support available 9am to 5pm via platform. For emergencies, dial 911.
• No smoking, vaping, fireworks or candles anywhere on the property.
• Note that we love to host families and kids but can't ensure childproofing so please take necessary precautions to ensure safety for your family.
• Assumption of Risk & Release of Liability: Guests assume all risks of injury or damage for themselves and their guests/invitees/minor children during their stay. This includes inherent risks associated with property features like fire pit, balconies, and natural water features. To the fullest extent permitted by law, Guests agree to release, indemnify, and hold harmless the property owner from all liability, losses, or expenses (including attorney fees) arising from any aspect of their stay, including any claims alleging ordinary negligence by the owner, or use of the bunk beds and fire pits.

WATER SAFETY POLICY: Swimming/boating in the pond is strictly prohibited. Swimming/wading in the river is permitted at the Guest’s sole risk; natural waters contain hidden hazards and changing currents. No lifeguard or supervision is provided anywhere on the property, and the owner bears zero liability for water-related injuries or fatalities. This agreement binds the Guest’s heirs and representatives.
