The air-conditioned accommodation is located on the first floor of a family house in a quiet and sunny area. The accommodation is situated in the Komunela neighborhood, consisting of private houses with fenced gardens decorated with plants and flowers. The house also offers another apartment for 4 guests on the second floor. The main advantage of the property is its proximity to the supermarket and café (100 m), restaurant (200 m), playground (150 m), and town center (800 m), all easily reachable on foot within a few minutes.

The beach is 900 m from the house, while the seafront promenade is 600 m away.

The fully furnished apartment is ideal for couples seeking comfort, privacy, and relaxation.

The comfortable air-conditioned apartment consists of a bedroom with a double bed (180x200 cm), two bedside tables with night lamps, a wardrobe with a mirror, chest of drawers, sofa, air conditioning, flat-screen satellite TV, free Wi-Fi internet access, and bed linen provided. From the bedroom, there is access to a covered balcony furnished with a table, chairs, and a sunshade. The bathroom is equipped with a shower cabin, toilet, washbasin with cabinet and mirror, and hairdryer. Two towels per person are provided. The kitchen is equipped with a refrigerator, two ceramic glass cooktops, microwave oven, toaster, kettle, coffee machine, moka pot, plates, cutlery, glasses, and cookware. The living area includes a dining table with two chairs, kitchen unit, sofa, mirror, radio, and access to the balcony.

Free private parking is available outside the courtyard.

For shopping, the well-stocked ULTRA supermarket is located just 100 m away.

The nearby beaches offer various types to suit all preferences, including sandy, rocky, pebble, and fully equipped beaches, with the possibility of renting sun loungers and umbrellas. These beaches are made unique by the wonderful Mediterranean vegetation along the coast, providing natural shade during the hottest hours of the day. To find your preferred beach, you only need to move a few hundred meters, as the beach characteristics change along the coastline. For fitness enthusiasts, free outdoor gym equipment is available along the promenade near Villa Rita Beach.

In the center of Umag, we recommend visiting the museum, aquarium, and cathedral. A walk along the famous Umag Breakwater is highly recommended, as well as exploring the narrow and charming streets of Umag's old town, visiting the newly renovated square adorned with a fountain, shopping in the town center, or enjoying the waterfront market stalls and children's playground.

For larger grocery shopping, we recommend driving a few kilometers to the larger and more affordable supermarkets such as Lidl, Spar, Kaufland, or Plodine in Umag.

There are many leisure opportunities in the Umag area: tennis courts, the 18-hole Golf Club Adriatic, riding centers, water sports facilities where you can enjoy water skiing, diving, and boat rentals, the Jangalooz adventure park and mini-golf course near the Sol Stella Maris tourist resort, nightclubs, casinos, and various boat and bus excursions.

The area is rich in renowned restaurants, traditional eateries, pizzerias, fast-food restaurants, and bars. Those wishing to explore Istria will discover caves, ruins, numerous churches, museums, and impressive marinas.

For days when the beach is not an option or for evening outings, we recommend unforgettable excursions into the inland region. The picturesque artists' village of Grožnjan features a beautiful terrace offering magnificent views over the Mirna River Valley. Motovun is a typical medieval hilltop town known for its film festival, held annually at the end of July. Livade is famous for the white truffle found in the nearby forests. Astronomy enthusiasts who wish to admire the sky and stars can visit the Višnjan Astronomical Centre, located 30 km from Umag, by appointment. Cave lovers should visit the wonderful Baredine Cave, only 15 km from Umag. Do not miss the opportunity to visit Hum, the smallest town in the world, located just 60 km away. The coastal towns of Pula, Rovinj, and Poreč are also worth exploring, as well as Brijuni National Park, which can be visited through organized excursions.

Various "Fish Picnic" boat trips are organized, featuring fish or meat lunches while offering the opportunity to visit Rovinj, Poreč, or Novigrad. Many tourists are also interested in the wonderful day trip to Venice by hydrofoil. For children's enjoyment, visit the Istralandia Water Park, located 20 km from Umag, and the Dino Park theme park in Funtana, where fun is guaranteed for visitors of all ages. Food lovers can enjoy various tastings of excellent Istrian wines, cheeses, olive oil, traditional Istrian prosciutto, and much more.

-to dispose of waste properly and wash used cutlery and kitchen utensils,
-to report any damage caused to the owner; after assessment, compensation for damages must be paid in cash before departure,
-to inform the owner of the expected departure time one day before leaving to arrange key handover.
